Become a landlord
- Sign up (see Create your account), or if you already have an account choose Become a landlord from your avatar menu.
- On Add your first rental (start), enter the street address, city or town, ZIP and state. Optionally give it a Name for your own use; only you see it.
- Press Start renting out.
Your account becomes a landlord account straight away, and the property's page opens. Nothing is shown to renters until you publish a listing.
The same account can also host short stays and rent places itself; switch views from your avatar menu.
Your property's page
Open it any time from Properties › All properties (All properties). It has four tabs:
- Overview: the current lease or "No lease", what is owed (when anything is), a Property checklist while something is missing (address, photos, description, rooms), and, while there is no lease, buttons Create a listing and Start a lease.
- Lease setup: the terms every new listing and lease starts from: monthly rent, security deposit, late fee and grace period, rent due day, lease term, first or last month at signing, pets, smoking, renter's insurance, maximum occupants, whether you cover card processing on rent, and custom rules. A single lease can still differ.
- Photos: upload, choose the main photo, delete.
- Details: name and description, rooms and occupants, address, amenities and house rules.
Screening requirements
On Lease setup, Screening requirements sets what applicants must complete before they can submit: identity verification, credit and background screening, verified income, and employment and income details. These are firm: an applicant cannot submit without each one you switch on.
Add more properties
On All properties, press Add property, fill in the details and press Create property. Lease setup and photos open once it is created. Duplicate on a property's page copies its details and lease setup into a new one named "(Copy)": not its photos or registration number.
A building with several units: on one unit's page, under More units at this address?, say how many, what to call them (Unit, Apt, Suite) and the first number, keep Same lease setup ticked, and press Add. Each unit becomes a property of its own with the same address, rooms, amenities and lease setup, named "<property> · Unit 2" and so on; edit the differences afterwards.
To give several properties the same lease terms later, open the Lease setup tab of the one that has them, press Apply these terms to other properties, tick the properties and press Copy lease setup; their custom rules come along.
