For landlords

Long-term rentals from first property to move-out - listings, showings, applications, leases, rent, maintenance and deposits.

A landlord on Rentiqa rents homes on a lease. The typical path: add a property, list it, answer inquiries and show it, review applications, sign a lease, collect move-in money and rent, handle maintenance with your own contractors, and close out the lease when the tenant moves out.

Guides, in the order you will need them

  1. Add your first property Give the address of your first rental to become a landlord, then fill in its details, photos and the lease terms new leases start from.
  2. List a rental Create a listing for a vacant property, publish it to Rentiqa's long-term search, and pause or close it when you are done.
  3. Inquiries and showings Read renters' questions, schedule and confirm showings, and turn a good lead into an applicant.
  4. Applications and screening Review applications and the renter's verified identity, income and credit results, then approve, approve on conditions or deny.
  5. Create and sign a lease Create the lease from an approved application, build the document, send it for e-signature, and sign it yourself.
  6. Move-in Ask for the deposit and move-in money, confirm the tenant's moving day, and do the move-in inspection.
  7. Set up how you get paid Connect your payout account so tenants can pay you through Rentiqa, and choose which account each property pays into.
  8. Collect rent How rent and late fees are posted, how tenants pay, recording payments made outside Rentiqa, and your statements.
  9. Maintenance and contractors Handle repair requests, invite the contractors you already use, assign jobs at an agreed price or ask for quotes, and pay through Rentiqa.
  10. Inspections Schedule move-in, annual, move-out and post-repair inspections, record each room's condition, and keep a printable report.
  11. Move-out and the deposit Acknowledge the tenant's notice, close out the deposit with itemized deductions, record the refund, answer a dispute, and get the unit ready again.
  12. Your day-to-day Where to look each day - the overview, the inbox, the calendar, tenants and documents, and smart locks.
