Inspections

Do a property inspection a landlord assigned to you - walk each room, record its condition with photos, and complete the report.

A landlord who has you on their contractor list can pick you as the inspector for a move-in, annual, move-out or post-repair inspection. You are told by email and push, and the inspection appears under Inspections in the sidebar (Inspections). On a phone, press My inspections on the Jobs page.

What you see

The list shows the inspections assigned to you, with the place, the street address, the day and the number of rooms. Counts at the top show how many are To do, In progress and Completed. You only ever see your own: not the landlord's other inspections.

Press Begin (or Continue once you have saved findings) to open one. The page shows the place, the address with an Open in maps link, the day (a calendar date, the same for everyone), and any notes the landlord left for you.

Do the inspection

  1. For each room choose the condition: Good, Normal wear, Flagged or Not yet.
  2. Add notes, and for damage an estimated deduction. The estimate is a guide for the landlord, who decides what is actually charged.
  3. Press Save findings. The first save marks the inspection In progress for the landlord.
  4. Add photos in the Photos box: each room, and anything flagged. The landlord and the tenant see the photos you add.
  5. Write summary notes and press Complete inspection. Save your findings first: completing builds the report from what was last saved.

Once completed, the inspection is read-only for you. If something needs correcting, message the landlord.

What you cannot do

You cannot cancel an inspection, hand it to someone else, or open any other inspection. Only the landlord can change who the inspector is. If the landlord hands it to someone else, it leaves your list.
