Each job on Maintenance jobs tells you, in one line, what it is waiting for. Here is the whole path.
1. Mark the work done
While the job is in progress, type what you did in the notes box ("What was done?"; it becomes the job's resolution notes) and press Mark work done. The landlord is notified. If the owner uses smart-lock codes, the door code shows on the job while it is in progress.
Open Photos and files under the job on your Jobs board to add before and after photos, your invoice or a receipt for parts; the landlord and the tenant see them. Describe the work in the notes as well.
Materials and extra work
When a job needs parts you had to buy, or work beyond what was agreed (the rot behind the wall), open the job page and, under Materials and extra work, choose Materials or Extra work, say what for, enter the amount to add and press Send. The landlord is told and approves or declines it on the ticket; the price changes only when they approve, and the fee stays at the rate fixed when the job was awarded. Put the receipt under Photos and files. You can withdraw a change while it is awaiting the landlord. Once the landlord confirms the work or pays, the price is locked and no change can be sent or approved. A moving job the tenant pays for keeps its agreed price.
If the landlord asks for rework
If the landlord is not satisfied, they can send the work back with a note before confirming it. The job returns to In progress, the note shows on the job page and on your jobs list, and the waiting period starts over: the work will not count as confirmed on its own until you mark it done again. Fix it, then press Mark the work done as before; the landlord confirms and pays from there.
2. The landlord confirms and pays
The job now reads "Waiting for the landlord to confirm the work and pay", with a date. If the landlord does nothing by that date, the work counts as confirmed (you both get a notification if the bell is on), and the landlord then has until the payment due date to pay. If the tenant said the repair isn't fixed, it does not confirm itself: the landlord decides.
Once the work is confirmed, the job shows the date payment is due. Then:
- The landlord pays by card: "Paid, releasing to you", then Paid with the date. You get a "You've been paid" notification and email.
- The landlord pays from their bank: "The landlord's bank payment is clearing. You're paid when it does."
The money goes to your payout account and on to your bank. Without one, the job says "Finish payout setup to receive it" and the money waits for you.
3. If the landlord pays late
Rentiqa does not charge the landlord on its own. When the due date passes without payment, you get a "You can collect your payment" notification and the job shows Charge the landlord.
- Press Charge the landlord. Rentiqa charges the landlord's default payment method.
- You see the result straight away: collected and released to you, already paid, a bank payment on its way, or the reason it could not be charged (for example, no saved payment method). The landlord is told either way, and you can try again later.
Moving jobs paid by a tenant have no charge button: the job waits for the tenant's payment, Rentiqa holds it, and it is released to you when the landlord confirms the work.
4. Check your earnings
Earnings shows what has been paid to you in total and in the last 30 days, and what is on its way. Payout history lists each job, including cleanings a host paid through Rentiqa, with the job amount, Rentiqa's fee, what you receive and its status. Receipt on a job opens a printable receipt (print it or save it as a PDF) with the dates it was awarded, confirmed and paid. Download CSV gives the year's jobs as one file for your books. There are no lead fees or subscriptions; the fee shown on each job is all Rentiqa keeps, and the payer covers card processing.
