Move out and get your deposit back

Give notice, work through the move-out checklist, and follow the deposit closeout - including how to question a deduction.

When your lease is nearing its end, My lease shows a Moving out strip: give notice, schedule, checklist, inspection, deposit, refund.

Give notice

  1. Open Notice to vacate.
  2. Enter your Planned move-out date (on or before your lease end), the reason and your forwarding address, add a note if you like, and tick that the notice is binding. The forwarding address is where your landlord will send your deposit refund by check.
  3. Press Submit notice.

Your landlord is emailed and notified straight away, and so are they if you withdraw it. The page then shows Notice on file with its status. Check your lease for how much notice it requires. If your plans change, Withdraw notice takes it back and your lease carries on as before; you can submit a new one later. Rent stays due until the lease end date unless your landlord agrees to end it earlier.

Prepare to leave

  • The move-out checklist lists cleaning, mail forwarding, utilities, returning keys, the inspection and the deposit. Tick each off as you go; ticks are saved. Items with a page have Go.
  • Schedule lets you request a window for your move and the key handoff; the landlord confirms it.
  • The landlord schedules the move-out inspection. You do not have to be there. When it is done, the findings are listed room by room, with any estimated deductions.

Your deposit

After you move out, the landlord closes out your deposit: they list any deductions with notes. Deposit shows the deposit, then the deductions (or "no deductions"), and what comes back to you.

Your landlord returns the money to you, by check to your forwarding address or another way you agree, and records it here, so the Refund page shows the method and date once issued. To ask for a bank transfer instead, set it on the Refund destination page in your account: your landlord sees it when they close out your deposit.

Question a deduction

If you disagree with a deduction, open Question a deduction (also linked from the Refund page), say what you disagree with and why, and press Send to landlord. Your landlord replies on the same page: they either lower the deductions, and the figures update, or keep them, with their reasons. You can raise one question per closeout.
