# Rentiqa help Rentiqa is one account for everyone in a rental: people renting a place for a few nights or for a year, the hosts and landlords who rent them out, and the contractors who keep them in shape. One person can be several of these; you switch between them from your avatar menu. Start with **Getting started** if you are new, then open the guides for the way you use Rentiqa. Each set is in the order you will meet things, from your first day to the end of a stay or lease. ## [Getting started](https://app.rentiqa.com/help/getting-started.md) Create your account, choose how you use Rentiqa, and set up what every role shares - profile, identity check, payments, messages and support. - [Create your account](https://app.rentiqa.com/help/getting-started/create-your-account.md): Sign up, confirm your email, wait for beta approval, and sign in and out - plus what to do if you forget your password. - [Choose how you use Rentiqa](https://app.rentiqa.com/help/getting-started/choose-how-you-use-rentiqa.md): The five views - guest, tenant, host, landlord and contractor - how you get each one, and how to switch between them. - [Your profile](https://app.rentiqa.com/help/getting-started/your-profile.md): Update your name, email, phone, address and picture, and what to do to close your account. - [Your team](https://app.rentiqa.com/help/getting-started/your-team.md): Invite other people to work in your account, give them a role, send an invitation again, and take access away. - [Work with an agency](https://app.rentiqa.com/help/getting-started/work-with-an-agency.md): Give an outside agency some of your places, approve its terms, and end it when you want. Your review shows on the listing with your first name, and the host can reply. - [Damage claims](https://app.rentiqa.com/help/renters/damage-claims.md): If a host reports damage after a stay with a security deposit, you approve or dispute it before the deadline. Nothing is charged without your approval or Rentiqa's review. ## [For contractors](https://app.rentiqa.com/help/contractors.md) Doing jobs for landlords and hosts you work with - getting invited, quoting, doing the work and getting paid. - [Join from an invite](https://app.rentiqa.com/help/contractors/join-from-an-invite.md): Contractors join Rentiqa through an invite from a landlord or host they already work with. Accept it once and your contractor pages open. - [Your business profile](https://app.rentiqa.com/help/contractors/your-business-profile.md): Tell the landlords and hosts you work with what you do, where, at what rates, and show your insurance and licence. - [Set up payouts](https://app.rentiqa.com/help/contractors/set-up-payouts.md): Connect your own payout account once, so money from paid jobs can reach your bank. - [Maintenance jobs and quotes](https://app.rentiqa.com/help/contractors/maintenance-jobs-and-quotes.md): Landlords either assign you a job at an agreed price or ask you to quote. Both arrive on your Maintenance page. - [Finish a job and get paid](https://app.rentiqa.com/help/contractors/finish-a-job-and-get-paid.md): Mark the work done, the landlord confirms and pays, and the money goes to your payout account. If they pay late, you can collect it yourself. - [Turnover cleaning for hosts](https://app.rentiqa.com/help/contractors/turnover-cleaning.md): Hosts can give you the cleaning between guests. Accept it, start it on the day, and send it back for the host's approval. --- # Getting started Source: https://app.rentiqa.com/help/getting-started Everything here applies whichever way you use Rentiqa. Read these first, then go to the guides for your role. ## Guides - [Create your account](https://app.rentiqa.com/help/getting-started/create-your-account.md): Sign up, confirm your email, wait for beta approval, and sign in and out - plus what to do if you forget your password. For agencies, accept an invitation and propose your terms. - [Work in more than one account](https://app.rentiqa.com/help/getting-started/work-in-more-than-one-account.md): When you belong to someone else's account as well as your own, choose which one you are working in. The pages show that account only. - [Verify your identity](https://app.rentiqa.com/help/getting-started/verify-your-identity.md): Who needs an identity check, how the photo ID and selfie check works, and what the Verified badge shows other people. - [Payment methods and payouts](https://app.rentiqa.com/help/getting-started/payment-methods-and-payouts.md): Save the cards and bank accounts you pay with, and connect a payout account if you are paid through Rentiqa. - [Messages and notifications](https://app.rentiqa.com/help/getting-started/messages-and-notifications.md): Your inbox, starting a conversation, the notifications bell, and putting Rentiqa on your phone's home screen. - [Get help](https://app.rentiqa.com/help/getting-started/get-help.md): Open a support ticket with Rentiqa, follow the replies, and know what is sent with it. --- # Create your account Source: https://app.rentiqa.com/help/getting-started/create-your-account > Sign up, confirm your email, wait for beta approval, and sign in and out - plus what to do if you forget your password. One Rentiqa account covers every way you use it: renting, hosting, being a landlord or doing jobs. You sign up once. ## Sign up 1. On the sign-in page, press **Create an account** (some pages have a **Sign up** button instead). 2. Enter your first name, last name and email, and a password twice. The rules are shown as you type: at least eight characters with a lowercase letter, an uppercase letter, a number and a symbol. 3. Tick the box agreeing to the Terms of Service and the Privacy Policy (both open from the links beside it; Rentiqa records when you agreed and which version), complete the security check and press **Create account**. 4. Open the email **"Confirm your email - Welcome to Rentiqa!"** and press **Confirm email**. No email? Check your spam folder, then use **Resend the email** on the "Check your email" page: enter your email again, complete the security check and press **Resend**. Already have an account with that email? The sign-up page looks the same, so it never tells anyone which addresses have accounts. Rentiqa emails that address instead: **"You already have a Rentiqa account"**, with **Sign in** and a link to reset your password. Your existing account and password are not changed. If you never confirmed the address, you get a new **"Confirm your email - Welcome to Rentiqa!"** instead. ## Invited by your landlord? If your landlord put your lease on Rentiqa, you get an email with a link. It shows your home and the address the invitation was sent to; press **Set up your sign-in** and sign up with that same address, or **Sign in** if you already have one. Your lease is then on your [Home](https://app.rentiqa.com/tenant/home) page, with rent, repairs and messages. An invited address skips beta approval. The link works for 14 days; after that, ask your landlord to send it again. ## Beta approval Rentiqa is in beta, and new accounts are approved by hand, except an account created while booking a stay, which is ready at once. After you confirm your email you see a note saying so; you cannot sign in until your account is approved. You get an email, **"Your Rentiqa beta account is ready"**, when it is. If you create your account from a contractor invite (**Create a free account** on the invite page), it is ready as soon as you confirm your email. During the beta, payments run in test mode: no real card or bank account is charged. ## Sign in and out - **Sign in**: enter your email and password and press **Sign in**. You land on the home for the way you use Rentiqa (see [Choose how you use Rentiqa](https://app.rentiqa.com/help/getting-started/choose-how-you-use-rentiqa)). - **Sign out**: open your avatar menu (your picture or initials, top right) and press **Sign out**. On a phone it is also at the bottom of the **More** (or **Profile**) sheet. If your email or password is wrong, the message is the same either way, and after several failed attempts sign-in pauses for a few minutes. Signing out also clears the view you were using, so if someone else signs in on the same device they start from their own. ## Forgot your password 1. On the sign-in page press **Forgot password?** 2. Enter your email, complete the security check and press **Send reset link**. 3. Open the email **"Reset your password"** and press **Reset password**. Enter your email and your new password twice. A reset email is only sent to an account whose email has been confirmed. The link works for one hour; if it has expired, request another. To change your password while signed in, use **Change password** on your [Profile](https://app.rentiqa.com/account/profile): see [Your profile](https://app.rentiqa.com/help/getting-started/your-profile). ## If your account is suspended Rentiqa can suspend an account that breaks its rules. Signing in then shows **This account is suspended**, and any open session ends soon after. Nothing is deleted. If you think it is a mistake, contact Rentiqa support. Next: [Choose how you use Rentiqa](https://app.rentiqa.com/help/getting-started/choose-how-you-use-rentiqa). --- # Choose how you use Rentiqa Source: https://app.rentiqa.com/help/getting-started/choose-how-you-use-rentiqa > The five views - guest, tenant, host, landlord and contractor - how you get each one, and how to switch between them. Rentiqa shows you a different set of pages, called a **view**, for each way you use it. One person can have several. | View | What it is for | How you get it | |---|---|---| | **Renter** (guest) | Searching and booking short stays, saved lists, your trips; searching and applying for long-term homes | Every account has it | | **Host** | Renting a place for short stays | Give the address of your first place: **Become a host** ([start](https://app.rentiqa.com/start/host)) | | **Landlord** | Renting homes on a lease | Give the address of your first rental: **Become a landlord** ([start](https://app.rentiqa.com/start/landlord)) | | **Tenant** | Your lease, rent, repairs and moving | Added when a landlord puts you on a lease | | **Contractor** | Jobs for landlords and hosts you work with | Accept an invite from one of them: see [Join from an invite](https://app.rentiqa.com/help/contractors/join-from-an-invite) | Adding your first place gives you both the host and the landlord view; the form you used only decides which opens first. Nothing about a place is public until you publish it. ## Where you land A new account starts with the renter view and, after a plain sign-up, lands on **Trips** (signing up from a page such as "Become a host" brings you back there instead). When you have several views, you land on the most involved one: landlord, then host, tenant, contractor and renter. A view you switch to is remembered until you sign out. The **Your views** page ([Welcome](https://app.rentiqa.com/me)) shows the views you have, with a button to open each, and the ones you can add under **Explore**. ## Switch view - **Everywhere**: open your avatar menu (your picture or initials, top right, on a phone too). It shows your **Active view**; choose another under **Switch to**. - **On a phone** you can also open **More** (or **Profile** in the renter view) in the bottom bar and tap a view under **Your views**. The contractor view has no More sheet: use the avatar menu. ## Finding your way on a phone Each view has its own bottom bar with the things you use most. Most also have a **More** (or **Profile**) sheet for everything else, your account, support and sign out; in the contractor view, those are in the avatar menu. | View | Bottom bar | |---|---| | Renter | Explore, Saved, Trips, Inbox, Profile | | Host | Today, Rentals, Bookings, Inbox, More | | Landlord | Home, Properties, Money, Inbox, More | | Tenant | Home, Rent, Requests, Inbox, More | | Contractor | Jobs, Quotes, Schedule, Earnings, Inbox | ## Get set up Your Today page (hosting), Home page (landlord) or Jobs board (contractor) starts with a **Get set up** card until you have done the first steps: add a place, set up payouts, verify your identity, then the steps for what you do, such as check-in instructions and a published listing for a host, lease terms and a listing or lease for a landlord, or your business profile for a contractor. Each step has a button to the page that does it and is ticked when it is done. Where your state wants a lodging tax registration before a place is shown, that is a step too. **Hide** removes the card on this browser; every step is still on its own page. Next: [Your profile](https://app.rentiqa.com/help/getting-started/your-profile). --- # Your profile Source: https://app.rentiqa.com/help/getting-started/your-profile > Update your name, email, phone, address and picture, and what to do to close your account. Your name and contact details appear on applications, leases and messages, so keep them current. Some pages take your name straight from your profile and lock it (on an application, for example), because it goes on documents you sign. ## Edit your details 1. Open your avatar menu (your picture or initials, top right, on a phone too) and choose **Settings** ([Edit Profile](https://app.rentiqa.com/account/editprofile)). On a phone it is also in the **More** (or **Profile**) sheet under **Account**. 2. Change your first and last name, phone and address. 3. Press **Save Changes**. **Profile** in the same menu shows your details and a tab for each of your views. ## Profile picture On **Profile**, under **Profile picture**, choose an image (JPG, PNG, GIF or WebP). It is saved as soon as you pick it. Without a picture, your initials are shown. ## Light or dark The sun or moon icon in the top bar switches the whole app between the light and the dark look. It shows the look you will switch **to**. The choice is kept in your browser, so it applies the next time you open Rentiqa there, on the sign-in pages too. Another browser or device keeps its own choice. ## Change your email Change the email on **Settings** and save. You are signed out straight away, and an email is sent to your **new** address. Open **"Confirm your email change"** there and press **Confirm new email**, then sign in with the new address. Until you confirm, your old email still signs you in. An address another account already uses is refused, and only a few change requests are allowed per hour. ## Change your password On your [Profile](https://app.rentiqa.com/account/profile), the **Sign-in and security** card has **Change password**. It opens the sign-in site: type your current password and the new one twice, and press **Update password**. **Back to your profile** brings you back. If you have forgotten the current one, sign out and use **Forgot password?** on the sign-in page: see [Create your account](https://app.rentiqa.com/help/getting-started/create-your-account). ## Two-step sign-in For extra protection, sign-in can ask for a code from an authenticator app on your phone as well as your password. On your [Profile](https://app.rentiqa.com/account/profile), open **Sign-in and security** › **Two-step sign-in** and press **Add authenticator app**. Scan the QR code with the app (or type the key shown beside it): the app lists the entry as Rentiqa. Type the 6-digit code it shows and press **Verify**. Keep the recovery codes that appear somewhere safe: each one signs you in once if you lose your phone. **Make new recovery codes** and **Turn off two-step sign-in** are on the same page. Platform staff accounts (administrators and support) are the exception: they must use two-step sign-in, the first sign-in without it goes straight to the authenticator setup, and it cannot be turned off. The Terms of Service and the Privacy Policy are linked at the foot of every page, next to Help and Support. ## Close your account There is no button to delete your account yet. Contact [support](https://app.rentiqa.com/support) and ask for it to be closed. ## My documents [My documents](https://app.rentiqa.com/documents) lists every file kept for you: the ones your own account holds, and the ones shared with you on your leases, repair requests, inspections, applications, claims and bookings. Each row links to the record it belongs to. Files open in a new tab and the arrow downloads them. Next: [Verify your identity](https://app.rentiqa.com/help/getting-started/verify-your-identity). --- # Your team Source: https://app.rentiqa.com/help/getting-started/your-team > Invite other people to work in your account, give them a role, send an invitation again, and take access away. Everything in Rentiqa belongs to an account, and an account can have several people in it: a co-owner, a manager who runs the properties day to day, staff who answer inquiries. Each person signs in with their own email and password. ## What team members can do today A team member works on the account's places as far as you allow (see below). They find the account's records on their own pages, next to anything of their own, and the property pickers list your places with "(team)". Anything they create, a listing, an inquiry, a lease, belongs to your account. | Box | What the member can do | |---|---| | **Listings** | Write, publish and pause the account's listings | | **Inquiries and tours** | Answer inquiries and book and run tours | | **Applications** | Review applications and move them along | | **Leases** | Prepare leases, renewals and tenant invitations, add roommates and guarantors, and send leases for signature. You still sign as the landlord: a member never can. | | **Move-out and inspections** | Acknowledge move-out notices, schedule and run inspections, record the deposit close-out and answer a deposit dispute | | **Repairs** | Open and work repair requests, ask the account's contractors for quotes, post a job for quotes, confirm finished work and send it back for rework | | **Stays and cleaning** | Confirm or decline stay requests, answer change requests, check guests in and out, keep the calendar sync and the stay calendar, run cleaning tasks and the cleaning setup, and file or close damage claims | | **Approve and pay spending** | Assign a contractor at an agreed price, award a quote, approve a price change, pay a job or a cleaner with one of the account's saved cards or bank accounts, and cancel a confirmed stay for the host (the guest is refunded in full at the host's cost) | | **See rent and payouts** | See the rent ledger, autopay and stay payouts, read-only | A member's work shows on the record as theirs. Posting charges or payments to the rent ledger, adding or removing payment methods, payout accounts, inviting new contractors, taxes and statements, smart locks and door codes, the Team page, deleting a place and account settings stay with the account's owners. Messages stay with the owners too for now. Notices about the account's records still go to the owners only. ### Choose what each member can do Under **Members**, each member who is not an Owner has a box for each area above. Tick what they may work on and press **Save**. A new Manager starts with everything, a new Staff member with listings and inquiries and tours; changing someone's role resets the boxes to that role's starting point. An Owner can always do everything. ## Roles - **Owner** can do everything, including inviting other owners and removing people. - **Manager** runs the account but cannot outrank an owner: a manager invites staff and managers, not owners. - **Staff** works with the properties and cannot change who is on the team. The person who created the account is always an owner and can never be removed or demoted. ## Invite someone 1. Open your avatar menu (your picture or initials, top right) and choose **Team** ([Team](https://app.rentiqa.com/account/team)). 2. Press **Invite member**, type their email, pick a role and, if you like, a short note that is shown to them, then press **Send invitation**. 3. The invitation is emailed to that address with a link, and it is listed under **Pending invitations** with the same link and a **Copy link** button, in case you would rather pass it on yourself. 4. The person opens the link. If the address you invited already has a Rentiqa sign-in, the page asks them to sign in; if not, it asks them to set one up (their own Rentiqa sign-in), and the sign-up form fills in that address and keeps it fixed. Either way they come back to the invitation and press **Accept & join**. Someone signed in with a different email is told the invitation is not theirs. An invitation is good for a limited time, shown next to it. An address that is already a member, or already has an invitation waiting, cannot be invited twice. ## Send an invitation again If the email did not arrive or was lost, press **Resend** next to the pending invitation. The same link is emailed again, and the time to accept starts over. To stop a stuck button from flooding an inbox, there is a short wait between two sends of the same invitation; the page tells you how long. An invitation that has expired also has **Resend**, under **Recent activity**: it is reopened with a new link, so the old one stays dead. ## Change a role or take access away Under **Members**, each person's menu offers the other roles and **Revoke access**. Revoking takes away their access to everything of the account's at once; what they did stays in the records. A pending invitation has **Revoke** as well, which makes its link stop working. An outside agency is not a team member: it keeps its own account and you choose place by place what it may do. See [Work with an agency](https://app.rentiqa.com/help/getting-started/work-with-an-agency). If you belong to more than one account yourself, see [Work in more than one account](https://app.rentiqa.com/help/getting-started/work-in-more-than-one-account). Next: [Work with an agency](https://app.rentiqa.com/help/getting-started/work-with-an-agency). --- # Work with an agency Source: https://app.rentiqa.com/help/getting-started/work-with-an-agency > Give an outside agency some of your places, approve its terms, and end it when you want. For agencies, accept an invitation and propose your terms. An agency is another Rentiqa account that works places for you: a property manager or a real estate agency. Unlike a team member, an agency is a separate business with its own account and its own people, and you choose place by place what it may do. ## Invite an agency 1. Open your avatar menu and choose **Agents** ([Agents](https://app.rentiqa.com/account/agents)). 2. Under **Invite an agency**, type the agency's email, tick the places you are giving them, and tick what they may do there: **Listings** (write, publish and pause your listings), **Inquiries and tours** (answer inquiries, book and run tours) and **Applications** (review applications, read the applicant's shared profile and move them along). Leases, repairs, stays, money and messages are not shared with an agency. 3. Tick **Show "Managed by" the agency on my public listings** if you want guests and renters to see the agency's name, add a note if you like, and press **Send invitation**. The invitation is emailed with a link; **Copy link** gives you the same link to pass on yourself, and **Send again** emails it again and restarts the time to accept it. The card reads **Invitation sent** until the agency accepts. ## Approve the agency's terms After accepting, the agency proposes its terms: each fee says what it is for (a rent or booking commission, a leasing fee, a monthly management fee), whether it is a share of what is collected or a flat amount, and whether the tenant or guest pays it on top or it comes out of your share. Its card then reads **Terms to approve** and you get an email. Press **Approve** to make the grant **Active**, or **Decline** to send it back; the agency can propose new terms at any time, and until you approve a new version the one you approved keeps applying. Nothing is charged through Rentiqa for these terms yet. ## Change or end a grant Once the grant is active, your place's page shows **Managed by** the agency, and with the switch on your public listing says so too. Anything the agency creates on your places, a listing or an inquiry, belongs to your account. Open **Places and what the agency may do** on the agency's card to add or remove places or change what it may do on each, then press **Save places**. **End access** ends the grant at once (for an invitation nobody accepted yet, **Withdraw invitation**); what the agency did stays in your records. **History** on the card lists what happened and when. Payouts and payout accounts, payment methods, taxes, your team, deleting a place, account settings and the grant itself are never shared with an agency. ## For agencies: accept an invitation 1. Open the link in the invitation email. Sign in with the address it was sent to, or create a Rentiqa account with that address first. 2. Pick the account your agency works from: your own, or a team account you own or manage. Everyone on that account's team works the places once the landlord approves your terms. 3. The first time, fill in the agency's profile: business name, the name to show on listings, licence number and state, phone and contact email. Press **Accept**. Your landlords are on **Clients** in your avatar menu ([Clients](https://app.rentiqa.com/account/clients)), with each grant's places, what you may do on each, and where your terms stand. Owners and managers of the agency's account propose terms (up to four fees, or none) with **Send terms**, edit the agency profile, and can **Stop working these places**; staff see the list. ## For agencies: work your clients' places Once a landlord approves your terms, everyone on your agency's team gets the **Agent** view (switch to it in the avatar menu; it opens on its own the first time you visit Clients or join the agency's team). Its menu has **Clients**, **Listings**, **Inquiries**, **Tours** and **Applications**. Your clients' places appear on those pages next to anything of your own, marked "(client)" in the place pickers, for exactly what each landlord ticked: listings to write and publish, inquiries and tours to answer and book, applications to review. A listing or inquiry you create belongs to the landlord. When a landlord ends the grant, their places leave these pages at once. The pages show that account only. Everyone who signs in has their own account. You can also belong to other accounts: a landlord who added you to their team, an agency you work for, or a company that invited you as staff. Your sign-in stays the same in all of them. ## See which account you are in When you belong to more than one account, a button at the top of every page names the account you are working in and your role there, for example **Rentiqa Admin · Staff**. Your own account says **Your own**. On a phone it is in the top bar too, and in **More** under **Working in**. If you belong to only your own account, the button does not appear. ## Switch accounts 1. Press the account button at the top of the page. 2. Choose the account. You land on its home page, and the button shows the new account. You can also switch from [Your team](https://app.rentiqa.com/account/team): **Your accounts** lists every account you belong to, with a **Switch** button on each. Rentiqa remembers the account you used last and opens it the next time you sign in. ## What changes when you switch - The menu follows the account. In your own account you have your usual views (renting, hosting, renting out, work as a contractor). In someone else's account you have only what your role there allows: the landlord menu with, for example, just **Listings** if that is all you were given, the host menu for stays, the agent pages in an agency's account. If you were given nothing to work on yet, the menu has the team and your messages. - The pages show the account you are working in, and only that account: its places, listings, leases, repairs, stays and payouts, as far as your role there allows. Nothing from your other accounts is mixed in. - The [Your team](https://app.rentiqa.com/account/team) page shows that account's team. Owners and managers can invite people and change what they may do; staff see the team but cannot change it. - Some things stay with the account's owner: adding or removing places, setting up where payouts go, and giving places to an agency. In someone else's account the page tells you so. - An agency's people see the places its clients gave it while they work in the agency's account. - Your profile, your sign-in and security, your identity check, and your own bookings, trips and lease are always yours, whichever account you are in. A stay you book is booked on your own account, and so are your payments. - A link to something in one of your other accounts, from an email for example, still opens. ## Messages in another account Your conversations are yours, so they stay in your own account. While you work in another account, the inbox shows that account's rental inquiries (if you may answer them) and a note with how many of your own messages are unread, with **Open your own messages** to go back. A small number on the account button at the top counts your unread messages too, so nothing waits unseen. ## After you accept an invitation Accepting an invitation adds you to that account; it does not move you there. The banner on the Team page offers **Work in** the account **now**, or switch later with the account button. Next: [Your team](https://app.rentiqa.com/help/getting-started/your-team). --- # Verify your identity Source: https://app.rentiqa.com/help/getting-started/verify-your-identity > Who needs an identity check, how the photo ID and selfie check works, and what the Verified badge shows other people. A **Verified** badge tells the people you rent with that your identity has been checked. They see only whether you are verified, never your documents. ## Do you need to? - **Hosts, landlords and contractors** are verified automatically once their payout account is fully set up. There is nothing to pay and nothing to renew. - **Tenants and applicants**: a landlord can require it before you apply or sign a lease. Their listing says so under **What's required to apply**. - **Guests** do not need it to book. Hosts see a "verified" mark next to your name if you have done it. ## Verify 1. Open your avatar menu and choose **Verify identity** ([Verify your identity](https://app.rentiqa.com/account/verify-identity)). On a phone it is also in the **More** (or **Profile**) sheet. 2. Have a government photo ID (driver's license, ID card or passport) and a device with a camera ready; it takes a few minutes. 3. Press **Verify identity** and pay the small fee shown on the button. It is a one-time fee, and the verification stays valid for a set time. 4. You go to our identity verification provider's secure page to photograph your ID and take a selfie. Rentiqa never sees the photos. 5. Back on Rentiqa the page says **Verification is in review**, then **You're verified**. The result usually takes a minute or two. You get an email when it is done (or if the check needs another try), or come back to this page and press **Check again**. ## If it does not go through The page tells you what happened and what to do next: - **Payment pending**: press **Resume payment**. - **Verification didn't pass**: the reason is shown when there is one; press **Continue verification**. - **Verification was canceled**: press **Try again**. - **Your verification has expired**: press **Re-verify** to renew it. Money moves between people on Rentiqa through our payment processor. Your card and bank numbers are kept by the payment processor, not by Rentiqa. ## Paying: save a card or bank account Save a method once and use it everywhere you pay: stays, rent, deposits, jobs. 1. Open [Payment methods](https://app.rentiqa.com/billing/methods): - renter view: **Payment methods** in the menu (on a phone, in the **Profile** sheet); - host view: **Payment methods** in the menu (on a phone, in the **More** sheet); - tenant view: **Rent › Methods** (on a phone, the **Rent** tab, then **Methods**). 2. Press **Add method** and enter a card or a US bank account in the secure form. 3. Leave **Use this as my default for rent** ticked if you want it used by default. Press **Add method**. Each saved method has **Make default** and **Remove**. You can also save a card when a payment asks for one, which is how landlords and contractors add one: in the landlord view, **Money › Methods** is where you are paid, not where you pay. Bank payments are free but take a few business days to clear. Cards go through straight away; where a card processing fee applies, you see it before you pay. ## Getting paid: your payout account If people pay you through Rentiqa, connect a payout account with our payment processor. Money goes there and on to your bank. | You are | You need a payout account | Set it up | |---|---|---| | A host | Before guests can book your places | [Get paid](https://app.rentiqa.com/help/hosts/get-paid) | | A landlord | Before tenants can pay you through Rentiqa | [Set up how you get paid](https://app.rentiqa.com/help/landlords/set-up-how-you-get-paid) | | A contractor | To receive money for your jobs | [Set up payouts](https://app.rentiqa.com/help/contractors/set-up-payouts) | Guests and tenants do not need one. Setting up takes a few minutes on the payment processor's secure page: your legal name, date of birth, an ID and your bank details. Hosts and landlords can have more than one payout account, for example one per company, and choose which property pays into which. A fully set-up payout account also gives you the **Verified** badge. Landlords also see renters' inquiries about their long-term rentals there, under **Inquiries**. - **Read**: tap a conversation to open it. **Unread** shows only the ones you have not read; a red count on the Inbox tab shows how many. - **Reply**: type under the conversation and press **Send**. A message can be up to 20,000 characters. - **Older messages**: a long conversation opens on its newest messages; scroll up and press **Load earlier messages** for the rest. A long inbox shows your newest conversations first; **Load more conversations** at the bottom of the list shows older ones. - **New messages arrive by themselves**: while a conversation is open, a reply from the other person appears in it without reloading the page, and the counts on **Inbox** and in the browser tab change as messages come in. - **Start one**: press **New message**, enter the other person's account email, a subject and your message, and press **Send message**. Some buttons fill in the recipient for you, such as **Message host** on a trip or **Message landlord** on a repair request. Under the box, **Sending as** shows your name. If two people share a phone, check it before you send: the message goes out from whoever is signed in. Every message you receive sends a phone notification to the devices where you turned them on (see below). You are also emailed the first message you have not read in a conversation; later messages in it wait in your inbox and do not email you until you have read it, so a quick back-and-forth never fills your mailbox. Bookings, payments, jobs and support replies send their own emails. ## Your notifications Everything Rentiqa tells you about is also kept in a list: open **Notifications** from your avatar menu on a computer, or from **More** on a phone (the count next to it is how many you have not opened). Each entry says what happened and when; opening one marks it read and takes you to the page it is about. **Mark all read** clears the count. See [Notifications](https://app.rentiqa.com/notifications). ## Choose what reaches you [Notification settings](https://app.rentiqa.com/notifications/settings) lists each kind of event (messages, leasing, rent, repairs, stays, cleaning, money, devices, imports, support) with an **Email** and a **Phone** box. Untick a box and that kind stops arriving that way; it stays in your list either way. Receipts, rent notices, payouts, support replies and anything about your account are always emailed. Every other email from Rentiqa ends with a link that turns that kind of email off in one click, without signing in; the page that opens confirms it. Turn it back on in Notification settings whenever you like. ## Notifications on this device The **bell** at the top of the page turns phone and browser notifications on or off for the device you are using. Press it and allow notifications when your browser asks; you get a test notification. Press it again to turn them off. If your browser blocks them, allow notifications for Rentiqa in its settings. Notifications tell you about things like a confirmed stay, a door code being ready, rent coming due, or a new job. On an iPhone they work once Rentiqa is on your home screen. ## Put Rentiqa on your home screen Rentiqa can run full screen like an app: - **Android and computers**: press **Install** on the banner **"Put Rentiqa on your home screen"**, or use your browser's install option. - **iPhone and iPad**: in Safari, tap **Share**, then **Add to Home Screen**. If nobody picks up, leave a voicemail with your name, the email on your Rentiqa account and what you need: the voicemail opens a ticket, and the reply comes the same way as for any ticket. ## Replies Replies come by email and appear on the ticket; a red count on **Support** shows new ones. Answer on the ticket page or by replying to the email. Each ticket has a reference such as RQ-1042 to quote. Replying to a recently closed ticket reopens it. Nothing is shown to renters until you publish a listing. The same account can also host short stays and rent places itself; switch views from your avatar menu. ## Your property's page Open it any time from **Properties › All properties** ([All properties](https://app.rentiqa.com/leases/dashboard)). It has four tabs: - **Overview**: the current lease or "No lease", what is owed (when anything is), a **Property checklist** while something is missing (address, photos, description, rooms), and, while there is no lease, buttons **Create a listing** and **Start a lease**. - **Lease setup**: the terms every new listing and lease starts from: monthly rent, security deposit, late fee and grace period, rent due day, lease term, first or last month at signing, pets, smoking, renter's insurance, maximum occupants, whether you cover card processing on rent, and custom rules. A single lease can still differ. - **Photos**: upload, choose the main photo, delete. - **Details**: name and description, rooms and occupants, address, amenities and house rules. ### Screening requirements On **Lease setup**, **Screening requirements** sets what applicants must complete before they can submit: identity verification, credit and background screening, verified income, and employment and income details. These are firm: an applicant cannot submit without each one you switch on. ## Add more properties On [All properties](https://app.rentiqa.com/leases/dashboard), press **Add property**, fill in the details and press **Create property**. Lease setup and photos open once it is created. **Duplicate** on a property's page copies its details and lease setup into a new one named "(Copy)": not its photos or registration number. Filter by status: Submitted, Under Review, Screening, Conditional, Approved, Denied, Converted. Open an application to see the applicant's contact details, the move-in date and term they want, and its status. You get an email and a phone notification when a renter submits one, with a link straight to it. The renter's verified results are on their screening summary. Open the **Screening** tab beside Applications ([Screening](https://app.rentiqa.com/leases/screening)): it lists applicants with how many checks are done, and opening one shows what the renter shared, **Verified by Rentiqa**: income and employer, verified name, credit score band, and whether there are criminal or eviction records. The renter cannot edit these. The household, address history and income figures renters type into their application are not shown to you; rely on the verified results, and ask the applicant for anything else. **Applying together**: when a renter invited co-applicants, each one submits an application of their own and the application page shows **Applying with** and links to the others. Decide each on its own checks; when you create the lease from one of them, add the others on the lease page under **People on this lease** (see [Create and sign a lease](https://app.rentiqa.com/help/landlords/create-and-sign-a-lease)). On the application page, **Credit Score**, **Verified Income** and the four check badges (Pending, Passed, Needs Review, Failed or N/A) are for your own record: fill them in with **Update Screening** if you want them there, for example when you checked something outside Rentiqa. ## Decide On the application, use **Move to Review**, **Approve**, **Approve on conditions**, **Deny** or **Withdraw** (each asks you to confirm). The applicant is emailed when you approve, approve on conditions or deny. For **Approve on conditions** (a co-signer, a larger deposit), first write the conditions in **Decision Notes**. On the **Notes & Decision** tab: - **Internal Notes** are private to you. - **Decision Notes** go to the applicant: in the decision email and with your decision on their application status page. Approving unlocks **Create Lease** on the application. See [Create and sign a lease](https://app.rentiqa.com/help/landlords/create-and-sign-a-lease). ## Add an application yourself **New Application** records one you received another way. **Convert to Applicant** on an inquiry does the same from a lead. Applications you enter yourself do not carry the renter's own verified checks. ## The applicant's files Each application page has **Applicant's files**: the pay stubs, ID and statements the applicant uploaded. Add a file of your own there, such as a decision letter, and choose whether it is **Visible to the applicant**. Files are private to your account; only you and, when shared, the applicant can open them. Next: [Create and sign a lease](https://app.rentiqa.com/help/landlords/create-and-sign-a-lease). --- # Create and sign a lease Source: https://app.rentiqa.com/help/landlords/create-and-sign-a-lease > Create the lease from an approved application, build the document, send it for e-signature, and sign it yourself. ## Create the lease Press **Create Lease** on an approved application (the tenant's details are filled in), or **Create Lease** under **Properties › Leases** ([Leases](https://app.rentiqa.com/leases/agreements)), or **Start a lease** on the property's Overview. Check the tenant's name, email and phone, the start and end dates, term, monthly rent, security deposit, rent due day, first or last month at signing, late fee and grace period. Terms come from the property's **Lease setup**. Press **Save Draft**. For a property in Maine the form shows the state's limits, and Rentiqa refuses a lease outside them: the security deposit at most two months' rent, a late fee at most four percent of the monthly rent, never before rent is 15 days late, and only when the written lease says so (14 M.R.S. §6032 and §6028). Leave the late fee blank for none. If the building is owner-occupied with five or fewer units, Maine's deposit rules do not apply (14 M.R.S. §6037): tick the box under the limits and the cap is not checked; your statement stays on the lease. Other states have no limits built in yet; check your own. Your own profile needs your first and last name before you can send a lease; if you add them, sign out and back in before sending. See [Your profile](https://app.rentiqa.com/help/getting-started/your-profile). ## Build the document **Document builder** lets you choose clauses from the clause library, add your own sections, and **Preview PDF**. Saving keeps it as the property's template for next time. ## Send it for signature 1. On the lease page, press **Generate & send for signature** and confirm. 2. The signing page opens for you. Type your full legal name, draw your signature, tick the consent box and press **Agree & Sign**. 3. The tenant signs from their Lease documents page. They get a message that it is ready to sign when their account is linked to the lease, which happens automatically when the lease was created from an application they submitted and the email on the lease matches it. Otherwise, send them the signing link yourself; they can sign with the account that uses the lease's email. When everyone has signed, the lease becomes **Active** and the signed PDF (with a certificate of completion) is ready to download. If the property requires identity verification, the tenant must verify before signing. The lease moves through **Draft**, **Sent for signature**, **Partially signed**, **Active**, then **Notice given**, **Expired** or **Terminated**. Check the document before you sign it yourself. **Re-send for signature** works only while nobody, you included, has signed; once anyone has signed, that lease's wording cannot be changed in Rentiqa. **New version** starts a fresh lease for the property; it does not replace or cancel the earlier one. ## Roommates and guarantors A lease can have more than one person on it. On the lease page, the **People on this lease** card lists the primary tenant and everyone you add: - **Co-tenant**: a roommate who lives there and is responsible for the rent. They can sign the lease, see it in their own Rentiqa account, pay rent on it and report repairs. - **Guarantor**: someone who stands behind the rent without living there (a parent, say). They sign the lease too but have no share of the rent and are not counted as a tenant. Fill in the person's name and email, choose the role, leave **Signs the lease** ticked unless they are an occupant who does not sign, and press **Add**. With **Email them a link** ticked, a person without a Rentiqa account gets an email to create one with that address; the card shows whether they are **On Rentiqa**, **Invited** or not yet on it. Someone who already uses Rentiqa with that email sees the lease the next time they open their Home page. **Rent shares** are optional. Leave them blank and the household owes the rent jointly: one ledger, one balance, and anyone on the lease can pay. Give every tenant a share (the primary tenant included) and the shares must add up to the monthly rent; each tenant then sees **Your share** on their Rent page. The ledger stays one for the household either way, so a short payment shows as one balance for everyone. Add people before you press **Generate & send for signature**: every signer gets their own line on the signing page and signs with their own account, and the lease becomes **Active** only when all of them and you have signed. Someone who has already signed cannot be taken off the lease; you would void that agreement first. Taking an unsigned person off before everyone has signed also removes their signing line. ## Signed on paper? **Save as active (signed offline)** or **Mark active (signed offline)** records a lease you signed outside Rentiqa. There is no electronic signature record for it. ## A tenant who already lives there Bringing in a tenancy that exists on paper takes one lease. On **Create Lease**, fill in the tenant and the terms as they are today, then under **Already living here?** set: - **Rent paid through**: the last day their rent is paid up to. Rentiqa charges nothing for due dates up to that day and starts with the next one. - **Balance carried over**: what they owe you today (or a negative amount for a credit), with a note saying what it is for. It is posted as one ledger entry, so their balance is right from day one. - **Email the tenant a link**: ticked, the tenant gets an email with a link to create their Rentiqa account with that address (or sign in if they have one); their lease is then on their Home page, with rent, repairs and messages. The link works for 14 days. You can send it later, or again, with **Invite to Rentiqa** under the tenant's name on the lease page, which also shows whether they have joined. Press **Save as active (signed offline)**; attach the paper lease under **Documents** if you like. ## The lease page Each lease has tabs **Overview**, **Ledger**, **Move-in**, **Deposit** and **Documents**. **End lease** ends an active lease. ## When the lease ends Sixty days before the end date you and the tenant are each emailed. On the lease's **Overview**, the **End of term** card gives you three ways forward: - **Offer a renewal**: set the monthly rent and the term (12, 6 or 24 months, or month to month) and send it. The tenant gets an email and accepts or declines on their Lease page; you are told either way. If they accept, a Draft renewal lease is created with those terms and everything else carried over, starting the day after the current end date. Open it with **Open the renewal lease** and send it for signature as usual; it takes over when the current lease ends. A new offer replaces one still open; **Withdraw offer** takes it back. - **Roll month to month at the end**: the lease carries on past its end date at the same rent, with rent, late fees, autopay and reminders running each month. Either side ends it by giving notice. **Keep the end date** undoes this before the end date. - **Let it end**: give or wait for a move-out notice, or use **End lease**. If nothing is decided by the end date, the lease rolls month to month on its own and both sides are emailed; nothing stops silently. The lease page then says **Month to month since** and the end date moves forward a month at a time. ## Files on a lease The **Documents** tab keeps the lease's files. The signed e-sign copy appears there on its own once both parties have signed; it stays on record and cannot be deleted. Under **Files on this lease**, **Add files** takes a lease signed on paper, an addendum, a notice, an inspection report or a photo (PDF, Word or image files). Pick a type, add a label if you like, and choose whether the file is **Visible to the tenant**; untick it to keep a note to yourself. What the tenant uploads, such as proof of renter's insurance, shows here too. Files are private to your account: only you and, when shared, the lease's tenant can open them. Nothing is collected until you post it as a charge: 1. Under **Request the deposit**, check the amount, add a note if you like, and press **Send deposit request**. It is posted on the lease ledger as a security deposit charge. 2. Post anything else due before move-in (fees, and the first month's rent with the type **First month rent**) on the **Ledger** tab with **Add Charge**. See [Collect rent](https://app.rentiqa.com/help/landlords/collect-rent). The tenant pays these from their **Pay rent** page by card or bank. You need a payout account first: [Set up how you get paid](https://app.rentiqa.com/help/landlords/set-up-how-you-get-paid). The **Deposit** tab shows what the lease requires, what you have requested, and the deposit's stage (Not requested, Held, Pending closeout, Released). **Money › Deposits** lists the deposits on all your leases. These are records of what was charged and paid under each lease. ## Confirm the moving day Tenants ask for a moving day from their portal. Open **Maintenance › Move-outs** and its **Move calendar** tab ([Move scheduling](https://app.rentiqa.com/leases/transitions/move-scheduling)) and **Confirm** or **Decline** each request; the tenant sees your answer. ## Move-in inspection Schedule a **Move-in** inspection under **Maintenance › Inspections**. Tenants pay rent and move-in money through Rentiqa, and it goes to your own payout account with our payment processor. **Until you finish this, tenants cannot pay you through Rentiqa**; they are told to contact you. ## Connect your payout account 1. Open **Money › Methods** ([Receiving accounts](https://app.rentiqa.com/leases/payments/methods)) and press **Set up payouts**. 2. On **Payout accounts**, press **Continue to setup**. Our payment processor's secure page asks for your legal name, date of birth, identity and bank account. 3. Back in Rentiqa, the account shows its status. If more information is needed, press **Provide it** or **Resume setup**; **Refresh status** checks again. You get an email when the account is cleared to receive money. Hosts and landlords use the same payout accounts, so if you also host short stays you set this up once. Setting up payouts also verifies your identity for the **Verified** badge renters see. ## More than one account If you own properties through different companies, add an account for each with **Set up**, name it, and choose a **default**. Under **Where each property pays**, pick the account (and bank) for each property and press **Save**. ## See your money **Money › Payouts** ([Payouts](https://app.rentiqa.com/leases/payments/payouts)) shows rent paid recently with gross, fees and net, your next and last payout and the receiving account. Rentiqa takes no platform fee from rent. Card processing is added to the tenant's payment unless you choose to cover it on the property's **Lease setup**; bank payments are free. If you agree to let a tenant leave before the lease end date, use **End lease** on the lease to stop billing. Tenants pay from their own **Pay rent** page by card or bank: see [Pay rent and set up autopay](https://app.rentiqa.com/help/tenants/pay-rent-and-autopay). ## The ledger Open the lease and its **Ledger** tab. - **Add Charge** posts anything else owed: deposits, pet rent, fees, utility reimbursement, and so on. Give it a type, description, due date and amount. For the first month's rent, choose the type **First month rent**, so the monthly rent is not posted a second time. - **Record Payment** records money you received outside Rentiqa (check, cash, bank transfer): method, date, amount and a reference. - On a row you can mark a payment as failed (a bounced check), mark it resolved, or void it. ## Money pages | Page | What it shows | |---|---| | [Payments](https://app.rentiqa.com/leases/payments) | Every charge and payment across your properties, with totals collected and charged, and the net balance | | [Autopay](https://app.rentiqa.com/leases/payments/autopay) | Which tenants have autopay on, upcoming charges and failed attempts. You can also log one with **Log issue**. Everything is on **Maintenance › Requests** ([Requests](https://app.rentiqa.com/leases/maintenance)), with counts of open, in-progress and resolved requests. On a request, move it along with **Acknowledge**, **Start work** and **Resolve** (with resolution notes), and message the tenant from it. **Access and appointment** shows whether the tenant wants to be present and their entry notes; set the visit time there with **Save appointment**. If the tenant asks to reschedule, you are emailed and the request says so until you set a new time. ## Invite your contractors Rentiqa works with the contractors you already use. Open **Maintenance › Contractors** ([Contractors](https://app.rentiqa.com/leases/contractors)) and press **Invite contractor**. Enter their name, business, email, phone and trade, and optionally a message. They get an email with a one-time link. The link is also shown once, right after you create it, so you can text it; if you need it again, use **Send a new invite** (the old link stops working). Invites expire after a while. When they accept, they show as **Connected** and can be given jobs. Mark favorites as **Preferred**. ## Give a contractor the job On the request, choose one: - **Assign to my contractor**: pick a connected contractor, enter the **Agreed price ($)** and an optional note, and press **Assign at this price**. They can decline, and you will see it on the request. - **Request quotes**: tick contractors and press **Request quotes**. Once quotes come in, **Compare quotes** shows them side by side; press **Award** on one to give them the job. - **Track only, no payment**: for someone not on Rentiqa. You pay them outside Rentiqa. During the beta, jobs go only to contractors you invited; you cannot post a job to all contractors. ## Pay the contractor The **Contractor payment** card on the request shows where things stand: work in progress, waiting for your confirmation, payment due, overdue, clearing or paid. 1. When the contractor marks the work done, check it and press **Confirm work & pay** (or confirm now and pay by the due date). Pay with a saved card or bank account; add one under [Payment methods](https://app.rentiqa.com/billing/methods). 2. If you do nothing, the work counts as confirmed after a set time, and once payment is overdue the contractor can charge your default payment method. Not if the tenant answered **Partially** or **Not fixed**: you are emailed, the request says so, and the work waits for you to confirm it. If the contractor had to buy parts or found extra work, they send a change from their job page; it appears under **Changes to the price** on the Contractor payment card, marked **Awaiting you**. Press **Approve** (the amount is added to the job's price and the contractor is told) or **Decline** with a note. Changes can be sent and approved only while the price is open: once you confirm the work or pay, it is locked. Not satisfied with the work? Before confirming, open **Not done properly? Ask for rework** on the payment card, say what needs doing again and press **Send back**. The job returns to in progress, the contractor is told, and the work will not count as confirmed on its own until they mark it done again; then you confirm and pay as usual. For a moving job the tenant paid for, you only confirm the work: **Confirm work & release payout**. ## A contractor's licence and insurance Once a contractor has accepted your invite, their entry shows **Their own profile**: the trades they take, their service area, hourly rate and minimum charge, whether they take emergency calls, their insurance carrier and licence with the dates they run to (a date that has passed is marked **Expired**), and the certificate of insurance and licence they uploaded and marked visible to you, under **Their proof and files**. They write it once and every landlord they work with sees the same. When a contractor sets the visit for a job you gave them, you are emailed and the time shows on the ticket. A contractor's page under Maintenance > Contractors has **Licence, insurance and files**. Keep their certificate of insurance, licence and tax form there, with **Add files**. A file marked **Visible to the contractor** also appears on their **My documents** page. Next: [Inspections](https://app.rentiqa.com/help/landlords/inspections). --- # Inspections Source: https://app.rentiqa.com/help/landlords/inspections > Schedule move-in, annual, move-out and post-repair inspections, record each room's condition, and keep a printable report. Inspections are under **Maintenance › Inspections** ([Inspections](https://app.rentiqa.com/leases/inspections)). ## Schedule Press **Schedule**. Choose the type (**Move-in**, **Annual**, **Move-out** or **Post-repair**), the lease, who inspects and the date, tick the rooms to inspect, add notes and press **Schedule inspection**. ## Do the inspection Open it and begin. For each room choose the condition (**Good**, **Normal wear**, **Flagged** or **Not yet**), add notes and, for damage, an estimated deduction, then **Save findings**. Finish with summary notes and **Complete inspection**. The report can be printed or saved as a PDF. Take photos as you go: the **Photos** box under the rooms takes them (PDF, Word or image files) and they stay with the inspection as the evidence behind any deduction later. Photos marked **Visible to the tenant** show on the tenant's inspection page; untick the box for notes of your own. The inspection page has the same box under **Photos and files**. ## After a move-out inspection The tenant can see the inspection on their portal, and its findings once you complete it: a move-in inspection from their move-in checklist, a move-out one with the deductions you estimated. Those estimates are a guide: you enter the actual deductions when you close out the deposit. See [Move-out and the deposit](https://app.rentiqa.com/help/landlords/move-out-and-deposit). Next: [Move-out and the deposit](https://app.rentiqa.com/help/landlords/move-out-and-deposit). --- # Move-out and the deposit Source: https://app.rentiqa.com/help/landlords/move-out-and-deposit > Acknowledge the tenant's notice, close out the deposit with itemized deductions, record the refund, answer a dispute, and get the unit ready again. Move-outs are under **Maintenance › Move-outs** ([Move-outs](https://app.rentiqa.com/leases/transitions/move-out)), with tabs **Notices**, **Turnover** and **Move calendar**. ## 1. Acknowledge the notice When a tenant gives notice from their portal, you get an email and a notification, and it appears under **Notices** and in the **Today** list on your Overview. You are told the same way if they withdraw it. Press **Acknowledge notice**; the lease changes to **Notice given**. Schedule the move-out inspection ([Inspections](https://app.rentiqa.com/help/landlords/inspections)) and confirm their moving day on the **Move calendar**. Rent, late fees and autopay carry on until the lease end date, after which a lease under notice is marked **Expired** (a lease with no notice rolls month to month instead; see [When the lease ends](https://app.rentiqa.com/help/landlords/create-and-sign-a-lease)). If you agree to an earlier end, use **End lease** on the lease. If the tenant withdraws their notice, the lease goes back to **Active**. ## 2. Close out the deposit Open **Deposit closeout**. Enter the **Total deductions ($)** (no more than the deposit; 0 for a full refund) and an itemization the tenant will read, and save. The tenant sees the deductions and what comes back to them. For a property in Maine the page names the deadline: the itemized statement and refund are due within the period your lease states, at most 30 days after the tenancy ends, or 21 days after the later of termination or surrender for a tenancy at will (14 M.R.S. §6033). It shows the latest date and counts the days left; missing it forfeits the right to keep any of the deposit, and mailing the statement to the tenant's last known address counts. These rules do not bind an owner-occupied building of five or fewer units. Elsewhere the page reminds you to check your state's window. ## 3. Return the deposit and record it Return the money to the tenant yourself: by check to the forwarding address on their notice, by bank transfer, or another way you agree. The **Deposit closeout** and **Issue refund** pages show what the tenant asked for (check or bank transfer, with their details), and the method starts on their choice. Then on the **Issue refund** page choose the method and press **Mark refund issued**. Rentiqa records the refund; it does not send the money for you. ## 4. If the tenant questions a deduction Their question appears on the closeout page. Answer with **Deductions stand** or **Lower the deductions** (with the new total) and an explanation, then **Send answer**. The tenant sees your answer and the updated figures. If you had already returned the deposit, you can only lower deductions, and you settle the difference with the tenant directly. ## 5. Turnover The **Turnover** board shows every departing lease and where it stands: notice period, closeout due, make-ready (open repair requests), ready to list, listed, re-let. The stage follows from what you do: close out the deposit, finish repairs with **Log make-ready work**, and [list the rental](https://app.rentiqa.com/help/landlords/list-a-rental) again. --- # Your day-to-day Source: https://app.rentiqa.com/help/landlords/your-day-to-day > Where to look each day - the overview, the inbox, the calendar, tenants and documents, and smart locks. ## Overview [Overview](https://app.rentiqa.com/leases/overview) (the **Home** tab on a phone) is your landlord home: rent collected this month, what is outstanding, vacant units and your monthly rent roll, with active leases, open repair requests, applications waiting and upcoming showings and move-outs. Rentiqa can give cleaners and contractors door codes for their visits once you switch that on for the property; in a leased home, a contractor gets a code only when the tenant chose lockbox or smart-lock entry on that request. A leased home is the tenant's: you can use its devices only in an emergency, with a reason the tenant can see. --- # For tenants Source: https://app.rentiqa.com/help/tenants A tenant on Rentiqa rents a home on a lease. Anyone can search long-term rentals; you need an account to ask questions, book a tour or apply. Open [Long-term rentals](https://app.rentiqa.com/tenant/browse). In the menu it is **Long-term rentals › Browse** (or **Find a place › Browse rentals** once you have a lease); on a phone, open **Explore** and switch to **Long-term homes**. ## Search Filter by **Where**, **Rent per month**, **Move in by**, **Bedrooms**, **Bathrooms** and **Lease length**, and tick what you must have: pets allowed, parking, utilities included, furnished, verified landlords. Press **Show homes**; **Clear all** resets. Each card shows the rent per month, bedrooms and baths, the town, when it is available and a **Verified landlord** badge when the landlord's identity has been checked. Press **View** to open the listing or **Apply** to start an application. ## Read a listing A listing shows photos, **About this rental**, what is included, the landlord's policies, and: - **What's required to apply**: which checks the landlord requires (identity, credit history, income, employment), or that none are required. - **Financial snapshot**: rent, security deposit and what is due at signing. **See full fee breakdown** lists everything due before move-in, the recurring charges and what is refundable. - **Availability**: the date it is available from and the minimum term. - **Equal housing**: every listing carries an Equal Housing Opportunity statement; for a home in Maine it names the Maine Human Rights Act as well as the federal Fair Housing Act. From the top of the listing you can book a **Tour**, send an **Inquiry** or **Apply**. See [Ask a question or book a tour](https://app.rentiqa.com/help/tenants/ask-a-question-or-book-a-tour) and [Apply](https://app.rentiqa.com/help/tenants/apply). ## Keep a shortlist Tap the heart on a card to save it to a list, and share lists with a partner or roommates. It works the same as for short stays: see [Save and share lists](https://app.rentiqa.com/help/renters/save-and-share-lists). Your lists are under [Saved](https://app.rentiqa.com/saved). ## Report a listing If a rental looks like a scam, asks for money before you have seen it through Rentiqa, or is not the place in the photos, press **Report this listing** under the Equal housing note on its page. Choose what is wrong, add details if you like, and press **Send report**. You need to be signed in; the landlord is not told who reported. Rentiqa reviews every report. Next: [Ask a question or book a tour](https://app.rentiqa.com/help/tenants/ask-a-question-or-book-a-tour). --- # Ask a question or book a tour Source: https://app.rentiqa.com/help/tenants/ask-a-question-or-book-a-tour > Send the landlord an inquiry or request a time to see the home, and follow both on My activity. Both start from the listing page and need you to be signed in. Your name and contact details come from your profile, so fill that in first ([Your profile](https://app.rentiqa.com/help/getting-started/your-profile)). ## Send an inquiry 1. On the listing, press **Inquiry**. 2. Pick a **Topic** if one fits, and write your question in **Message**. 3. Under **About you**, add your **Move-in by** date and **Household size**, and tick **I have pets** if you do. The landlord sees these beside your question. 4. Press **Send inquiry**. The landlord is told at once, by email and phone notification, and sees it with their other inquiries. When they reply, you get an email (and a notification, if you turned them on) with the reply. Open the inquiry from [My activity](https://app.rentiqa.com/tenant/activity) or your [Inbox](https://app.rentiqa.com/messages) to read the whole conversation and answer in the reply box. Some landlords call or email you instead, using the details in your profile. ## Request a tour 1. On the listing, press **Tour**. 2. Pick a time slot. Times are at the property, in its local time, and are your proposal: the landlord confirms the one that works. 3. Choose how many people are coming and the **Tour mode**: in person with the landlord, or self-guided if the landlord offers it. 4. Add a note for the landlord if you like, and press **Request tour**. The **Tour requested** page shows the date and time with **Awaiting confirmation**; it changes to **Tour confirmed** when the landlord confirms (or **Tour cancelled**). It also shows any access instructions the landlord adds and a checklist for the day. To change the time, message the landlord. ## Follow up [My activity](https://app.rentiqa.com/tenant/activity) lists your tours and inquiries with their status: for an inquiry, for example New, Replied, TourRequested, TourScheduled or ConvertedToApplication; for a tour, Pending, Confirmed, Completed, Cancelled or NoShow. An inquiry with a reply you haven't opened shows **new reply**. You are emailed when the landlord replies to an inquiry, and when they confirm or cancel a tour (a confirmation carries any access instructions). Ready to apply? Press **Start application** on the tour page or **Apply** on the listing. Next: [Apply](https://app.rentiqa.com/help/tenants/apply). --- # Apply Source: https://app.rentiqa.com/help/tenants/apply > One application you fill in once and reuse - eight steps, the checks the landlord requires, a screening report you own, and following the decision. Apply to as many homes as you like: you only commit when you sign a lease. Your checks (identity, income, screening) are done once and reused across applications while they are valid. ## Start Press **Apply** on a listing. **Before you start** shows what you will provide and which items this landlord requires, and repeats the listing's **Equal housing** statement. Press **Start application**. If you already have a draft for this home, you go straight to the first unfinished step. Your progress saves at each step (**Save draft**). ## The eight steps 1. **Personal info**: your name and email come from your profile and are locked, because they appear on documents you sign. Change them in your profile if needed. Add your phone, date of birth, the last four digits of your Social Security number (stored encrypted; never shown to the landlord) and your current address. 2. **Identity**: if the landlord requires it, press **Verify identity now** for a photo ID and selfie check, then come back. See [Verify your identity](https://app.rentiqa.com/help/getting-started/verify-your-identity). 3. **Household**: the people who will live with you. Add at least one row; if you will live alone, add yourself. Tick **Co-applicant** for someone applying with you and give their email: when you press **Continue** they get an email with a link to start their own application for the same home, linked to yours, and the row shows **Invited**. Each co-applicant completes their own checks; the landlord sees the applications side by side. 4. **Residential history**: your past addresses, dates and landlords. 5. **Employment & income**: connect your bank to verify income quickly, or enter your income by hand. The page shows your total income and how it compares to the rent. 6. **Credit + background check**: press **Run screening** to run your report. The report belongs to you, cannot be edited by anyone, and is reused for other applications until it expires (**Re-screen** runs a fresh one). Then tick both authorizations and type your full legal name to let this landlord see it. 7. **Documents**: upload the files the landlord asked for under **Your files** (pay stubs, a photo of your ID, a bank statement, a reference letter; PDF, Word or photos), and list anything else by name with a link. The landlord sees every file with your application, and you can add more from the status page after you submit. 8. **Review + submit**: check the **Required by this landlord** list, tick the two confirmations and press **Submit application**. Submitting the application is free. Identity, income and screening checks each cost a small fee, shown before you pay, and you pay for each only once while it is valid. If the landlord requires a check you have not completed, **Submit application** stays disabled and the page tells you which. Other unfinished sections do not stop you. ## After you submit The landlord is told at once that you applied. They see your contact details, the move-in date and term you want, and your verified results (identity, income, credit and background), not figures you typed. Anything else they need, they will ask you for. Open the [application status](https://app.rentiqa.com/tenant/apply/status) page to follow it: **Submitted**, **Under review**, **Screening**, **Conditionally approved**, **Approved**, **Denied**, **Withdrawn** or **Lease created**, with a timeline. When the landlord decides, their decision and any note they wrote appear there. You are emailed when the landlord approves, approves on conditions (their note says what the conditions are) or turns the application down, with any note they wrote. If you are approved, the lease arrives later as a message in your Inbox and under Lease documents. The status page's **All applications** button lists every application you have made (in the renter view, also **Long-term rentals › My applications**: [My applications](https://app.rentiqa.com/tenant/applications)). To withdraw one, open its status page and use **Withdraw** while it is still being reviewed. Your verified checks are on [My verifications](https://app.rentiqa.com/tenant/account/verification) with the dates they are valid through. Next: [Sign your lease](https://app.rentiqa.com/help/tenants/sign-your-lease). --- # Sign your lease Source: https://app.rentiqa.com/help/tenants/sign-your-lease > When you are approved, the landlord sends the lease to sign online. Review it, sign it, and download the signed copy. Once the landlord approves you and creates your lease, your account gets the tenant menu (**My home**: Home, My lease, Rent, Maintenance) and your [Home](https://app.rentiqa.com/tenant/home) page. The offer page shows your unit, move-in date, term, monthly rent and the money due before move-in. ## Sign 1. When the lease is ready, it is listed under **My lease › Documents** ([Lease documents](https://app.rentiqa.com/tenant/leases)) with a **Review & sign** button, and you get a message in your [Inbox](https://app.rentiqa.com/messages) that it is ready to sign. 2. Press **Review & sign**. Read the lease (**Open PDF in new tab** shows it full size) and check your name. 3. Draw your signature, tick the box agreeing that your drawn signature is legally binding, and press **Agree & Sign**. When the landlord has signed too, the status becomes **Fully executed**, **Download executed PDF** appears, and your lease is active. Keep your own copy. ## Good to know - If the landlord requires identity verification to sign, the page asks you to **Verify identity now** first. - You can have one signed lease at a time: once you have signed one, you cannot sign another. Signing as a guarantor for someone else does not count. - Roommates and guarantors each sign for themselves, with their own account and the email the landlord put on the lease. The lease is active once everyone on it, and the landlord, has signed. **People on this lease** on your [My lease](https://app.rentiqa.com/tenant/lease) page shows who is on it. - To renew later, message your landlord; they send a new lease to sign in the same way. Next: [Move in](https://app.rentiqa.com/help/tenants/move-in). --- # Move in Source: https://app.rentiqa.com/help/tenants/move-in > Pay the move-in money, work through the move-in checklist, and ask the landlord for a moving window. Around your move-in date, [My lease](https://app.rentiqa.com/tenant/lease) shows a **Moving in** strip: sign the lease, deposits, schedule, checklist. ## Pay the move-in money The landlord posts what is due before you move in (security deposit, first month's rent, any fees) on your lease. [Move-in charges](https://app.rentiqa.com/tenant/move-in/charges) lists them; if nothing is posted yet, it says so. You pay them the same way as rent, from **Pay rent**: see [Pay rent and set up autopay](https://app.rentiqa.com/help/tenants/pay-rent-and-autopay). Your deposits and what you have paid are recorded on your lease ledger. The landlord must have finished setting up their payout account before you can pay; if they have not, the page says so and you should ask them. ## Work through the checklist [Move-in checklist](https://app.rentiqa.com/tenant/move-in/checklist) lists the usual steps: sign the lease, pay the move-in money, renter's insurance, schedule your move, set up utilities, collect keys and building access, and the move-in inspection. Tick each off as you go; ticks are saved. Most items have **Go** to the right page; for utilities and keys, sort them out with the providers and your landlord. Your landlord arranges the move-in inspection. Its checklist item opens [Move-in inspection](https://app.rentiqa.com/tenant/move-in/inspection), with the date and inspector and, once it is done, the condition of each room. It is the record your move-out is compared against, so if something looks wrong, tell your landlord while it is fresh. ## Schedule your move On [Schedule your move](https://app.rentiqa.com/tenant/move-in/schedule), pick a **Preferred date**, add a note (elevator, parking, keys) and press **Request window**. It shows **Awaiting confirmation** until the landlord confirms or declines it, with their note. Movers or cleaners your landlord recommends are listed there too. Need help moving? Open **Maintenance › Move support**: it takes you to a new request, where you choose the work type **Moving** and describe the move. Your landlord assigns one of their movers at an agreed price, a **Pay your mover** card appears on the request, and you pay there. The money is held and released to the mover after the landlord confirms the work. Next: [Pay rent and set up autopay](https://app.rentiqa.com/help/tenants/pay-rent-and-autopay). --- # Pay rent and set up autopay Source: https://app.rentiqa.com/help/tenants/pay-rent-and-autopay > Add a card or bank account, pay what is due, turn on autopay, and check your ledger and payment history. Rent is posted to your lease each month on its due day; your landlord can also post other charges, such as a deposit or a fee. Everything is under **Rent** in the menu (on a phone, the **Rent** tab). ## Add a payment method Open [Methods](https://app.rentiqa.com/billing/methods) and press **Add method**. Add a card or a US bank account in the secure form of our payment processor. **Use this as my default for rent** is ticked already; untick it if this one should not be your default. You can **Make default** or **Remove** any method later. ## Pay 1. Open [Pay rent](https://app.rentiqa.com/tenant/pay). **Due now** shows your full outstanding balance. 2. Choose the method under **Paying with**. Before you pay you see whether a card processing fee applies: some landlords cover it, otherwise it is passed on at cost, and bank payments are free. 3. Press **Pay**. Card payments go through straight away. A bank payment shows as pending until it clears. You can make one payment at a time; while one is clearing, a second is refused. When the money arrives you get a receipt by email: the rent paid, any card processing fee, the total and a receipt number. For a bank payment that is when it clears. When nothing is due, the page says **Nothing currently due**. **Sharing the rent with roommates?** The ledger is one for the household, so **Due now** is everyone's outstanding balance, and any of you can pay any amount towards it. If the landlord split the rent, **Your share** under it shows your part of each month's rent; pay that, or more if you are covering for someone. A guarantor sees the lease but owes no share. ## Turn on autopay On [Autopay](https://app.rentiqa.com/tenant/autopay), choose the payment method, the day of the month to charge, and optionally a maximum amount, then press **Turn autopay on**. Autopay pays your balance around that day each month, once rent has been posted, so choose a day on or after your rent due day. With a maximum set, it never charges more than that; pay any rest yourself. Autopay runs until your lease ends, including while you are working out your notice. If a payment fails, you get an email, and the page shows **Last autopay attempt failed** with the reason and a **Pay manually** button: pay before the grace period ends to avoid a late fee. **Turn autopay off** stops it. If you remove the payment method autopay uses, autopay turns off and the Autopay page says why; choose another method there to turn it back on. ## Check your records - [Ledger](https://app.rentiqa.com/tenant/ledger): your balance, every charge and payment, and your security deposit. - [Payment history](https://app.rentiqa.com/tenant/history): each payment with its method and reference. Your [Home](https://app.rentiqa.com/tenant/home) page shows your next rent and recent payments, and reminds you when rent is due or overdue. Next: [Ask for repairs](https://app.rentiqa.com/help/tenants/ask-for-repairs). --- # Ask for repairs Source: https://app.rentiqa.com/help/tenants/ask-for-repairs > Report an issue, say how the repair person can get in, follow the request, and tell the landlord whether it was fixed. ## Report an issue 1. Press **Report an issue** on your [Home](https://app.rentiqa.com/tenant/home) page (or open **Maintenance › Requests**), then **New ticket**. The form is titled **Report an issue** ([New request](https://app.rentiqa.com/tenant/maintenance/new)). 2. Give it a title and describe what is happening. Choose the urgency (Low, Normal, High or Emergency) and the kind of work (General, Plumbing, Electrical, HVAC, Appliance, Cleaning, Moving, Other). 3. Choose how they can get in for this visit: you will be home, use the building key, or use the lockbox or smart lock code. Add the times that suit you. This is what the landlord and the repair person see, so choose it on every request. 4. Press **Submit request**. Your landlord is told at once, by email and phone notification. Once you send it, the request's page has a **Photos and files** box. Use **Add files** to attach photos of the problem (and a receipt if you paid for something yourself), then **Upload**. Your landlord and the contractor see them, and you can delete your own. ## Follow the request [Requests](https://app.rentiqa.com/tenant/maintenance) shows your open requests and **History** lists them all; use **Open** in History to open one. A request shows its status (**Open**, **Acknowledged**, **In progress**, **Resolved**), the contractor assigned, the appointment time and a timeline. **Message landlord** opens a message to them about it. The visit is set either by your landlord or by the contractor they gave the job to; either way you are emailed with the contractor's name and the time. If the appointment time does not suit you, use **Request reschedule** on the appointment page with the date you need and a note. Your landlord and the contractor are told and one of them sets the new time, which then shows on the request. ## Say whether it is fixed On the request, under **After work is done**, press **Preview follow-up**, answer **Yes**, **Partially** or **Not fixed**, rate it and add a note. The request is then marked **Resolved** with your answer on it. If you answer **Partially** or **Not fixed**, your landlord is emailed straight away, and a contractor's work is not treated as done until your landlord confirms it. ## Entry preferences [Entry prefs](https://app.rentiqa.com/tenant/maintenance/entry) lets you save how you prefer people to get in (be present, building key after notice, or lockbox or smart lock code), your preferred hours and instructions. Each new request starts with these, and you can change them on the request form for that job. Your landlord and the contractor on the job see them. Next: [Your home and lease](https://app.rentiqa.com/help/tenants/your-home-and-lease). --- # Your home and lease Source: https://app.rentiqa.com/help/tenants/your-home-and-lease > Your home screen, lease details, notices from the landlord, household, documents and smart devices. ## Home [Home](https://app.rentiqa.com/tenant/home) (the **Home** tab on a phone) is where you land. It shows your address, **Pay rent** and **Report an issue**, your next rent, your lease, recent payments and open requests. A **Today** box at the top appears only when something needs you: rent due or overdue, your lease ending soon, or autopay switched off. On a phone, a **Pay** button sits above the tab bar when money is owed. ## Lease [Lease](https://app.rentiqa.com/tenant/lease) shows your lease reference, dates, rent, deposit and due day, with a **Lease documents** button. Sixty days before your lease ends you are emailed. If your landlord offers a renewal, it appears in the **Renewal** card with the new rent, term and start date: press **Accept the renewal** or **Decline**, with a note if you like. Accepting creates the renewal lease, which your landlord sends you to sign under **Leases to sign**; your current lease runs to its end date either way. If nothing changes by the end date, your lease continues month to month at the same rent, both of you are emailed, and either side can end it by giving notice. To ask about renewing, message your landlord. ## Notices [Notices](https://app.rentiqa.com/tenant/notices) shows messages your landlord tagged as formal notices. Everything else from your landlord, including leases to sign, is in your Inbox. ## Household [Household](https://app.rentiqa.com/tenant/account/household) is your own record of everyone who lives with you. Use **Add an occupant** with their name and relationship (and email, or whether they are a minor), then **Add to household**. Your landlord sees the list on your lease. ## Documents [Lease documents](https://app.rentiqa.com/tenant/leases) lists agreements waiting for your signature and those already signed, with the signed copies to download. **Files on your lease**, on the [Lease](https://app.rentiqa.com/tenant/lease) page, holds the files of your tenancy: the signed lease once both of you have signed, addenda and notices your landlord shares, and anything you upload yourself, such as proof of renter's insurance. Use **Add files** (PDF, Word or photos), pick a type and an optional label, then **Upload**. Your landlord sees what you upload; you can delete your own uploads, not theirs. Files open in a new tab and the arrow downloads them. [My documents](https://app.rentiqa.com/tenant/account/documents) lists all of it in one place: your agreements, the signed copies, and every file shared with you on your leases, repair requests and applications. ## Devices If your landlord has connected smart locks, lights or switches for your home, [Devices](https://app.rentiqa.com/tenant/devices) lets you control them: lock and unlock, on and off. **Who else used them** lists every time someone else, such as your landlord in an emergency, used a device and why. ## Messages Talk to your landlord in your [Inbox](https://app.rentiqa.com/messages) (the **Inbox** tab on a phone). **Message landlord** on a repair request opens a message to them; on your home page (on a computer) it opens your inbox. Next: [Move out and get your deposit back](https://app.rentiqa.com/help/tenants/move-out-and-deposit). --- # Move out and get your deposit back Source: https://app.rentiqa.com/help/tenants/move-out-and-deposit > Give notice, work through the move-out checklist, and follow the deposit closeout - including how to question a deduction. When your lease is nearing its end, [My lease](https://app.rentiqa.com/tenant/lease) shows a **Moving out** strip: give notice, schedule, checklist, inspection, deposit, refund. ## Give notice 1. Open [Notice to vacate](https://app.rentiqa.com/tenant/move-out/notice). 2. Enter your **Planned move-out date** (on or before your lease end), the reason and your **forwarding address**, add a note if you like, and tick that the notice is binding. The forwarding address is where your landlord will send your deposit refund by check. 3. Press **Submit notice**. Your landlord is emailed and notified straight away, and so are they if you withdraw it. The page then shows **Notice on file** with its status. Check your lease for how much notice it requires. If your plans change, **Withdraw notice** takes it back and your lease carries on as before; you can submit a new one later. Rent stays due until the lease end date unless your landlord agrees to end it earlier. ## Prepare to leave - The [move-out checklist](https://app.rentiqa.com/tenant/move-out/checklist) lists cleaning, mail forwarding, utilities, returning keys, the inspection and the deposit. Tick each off as you go; ticks are saved. Items with a page have **Go**. - [Schedule](https://app.rentiqa.com/tenant/move-out/schedule) lets you request a window for your move and the key handoff; the landlord confirms it. - The landlord schedules the move-out [inspection](https://app.rentiqa.com/tenant/move-out/inspection). You do not have to be there. When it is done, the findings are listed room by room, with any estimated deductions. ## Your deposit After you move out, the landlord closes out your deposit: they list any deductions with notes. [Deposit](https://app.rentiqa.com/tenant/move-out/deposit) shows the deposit, then the deductions (or "no deductions"), and what comes back to you. Your landlord returns the money to you, by check to your forwarding address or another way you agree, and records it here, so the [Refund](https://app.rentiqa.com/tenant/move-out/refund) page shows the method and date once issued. To ask for a bank transfer instead, set it on the **Refund destination** page in your account: your landlord sees it when they close out your deposit. ## Question a deduction If you disagree with a deduction, open [Question a deduction](https://app.rentiqa.com/tenant/move-out/dispute) (also linked from the Refund page), say what you disagree with and why, and press **Send to landlord**. Your landlord replies on the same page: they either lower the deductions, and the figures update, or keep them, with their reasons. You can raise one question per closeout. --- # For hosts Source: https://app.rentiqa.com/help/hosts A host on Rentiqa rents a place for short stays. Sign up (see [Create your account](https://app.rentiqa.com/help/getting-started/create-your-account)), or if you already have an account choose **Become a host** from your avatar menu. 2. On **List your first place** ([start](https://app.rentiqa.com/start/host)), enter the address (street, city or town, ZIP, country and state). Optionally give it a **Name for your own use**. 3. Press **Start hosting**. Your account becomes a host account straight away and the new place's page opens, marked **Not public · draft**: only you can see it until you make it public. ## Fill in the place Your places are on **Dashboard** ([Your rentals](https://app.rentiqa.com/rentals/dashboard); the **Rentals** tab on a phone). Open one to see its tabs: **Overview**, **Pricing & calendar**, **Photos** and **Details**. A **Listing checklist** on the Overview shows what is still missing (state in the address, photos, nightly price, description, registration number) and disappears once everything is done. - **Details**: edit each card with **Edit**, then **Save**: - **Name and description**: your own name for it, the **Listing title** guests see, a **Registration number** if your town requires one, and the description. - **Rooms and guests**: type, bedrooms, bathrooms, beds, how many it sleeps and maximum guests. - **Address**: include the state; without it the place cannot be booked, because taxes cannot be worked out. - **Amenities and house rules**: tick what applies. - **Photos**: drag photos onto the box or click it. Choose the main photo with the star; the bin deletes one. - **Pricing & calendar**: see [Set prices and availability](https://app.rentiqa.com/help/hosts/set-prices-and-availability). ## Check-in instructions On the Overview, under **More for this rental**, open **Check-in and instant book**. Set the usual check-in and check-out times and write the **Check-in instructions** (the address, how to get in, parking, Wi-Fi) and **Check-out instructions**. Press **Save instructions**. Guests see them on their trip page only once their booking is confirmed. The confirmation email carries them with the address, and so does a reminder Rentiqa emails the guest the day before arrival. Every guest gets the same instructions; for a one-off detail, message the guest. House rules you tick on the Details tab are not shown on the public listing yet, so put any that matter in the description or the instructions. To add another place, press **Add property** on your dashboard. To bring in places you already list on Airbnb or Vrbo, see [Import from Airbnb or Vrbo](https://app.rentiqa.com/help/hosts/import-from-airbnb-or-vrbo). ## If Rentiqa removes your listing Guests and renters can report a listing. If Rentiqa finds it breaks the rules, it takes the place off search and closes its listings, and you get an email and a notification saying why. While it is removed you cannot publish it again yourself. If you think it is a mistake, open a support ticket from **Support**; once Rentiqa restores it, the place is back as it was and you are told. Next: [Set prices and availability](https://app.rentiqa.com/help/hosts/set-prices-and-availability). --- # Set prices and availability Source: https://app.rentiqa.com/help/hosts/set-prices-and-availability > Weekday and weekend prices, cleaning and extra-guest fees, minimum stay, special prices for date ranges, and blocking dates. Open the place and its **Pricing & calendar** tab. It has three parts: **Base pricing**, **Custom pricing** and **Calendar**. ## Base pricing Set: - **Weekday Price** (per night, Sunday to Thursday) and **Weekend Price** (Friday and Saturday); - **Minimum Stay** in nights; - **Cleaning Fee**, charged once per stay; - **Extra Guest Fee**, charged per extra guest per night above the **Base Guest Count** (the guests included in the price); - **Security deposit**: refundable, never charged at booking. With a deposit, the guest's card stays on file for a set time after check-out and only an approved damage claim is charged, up to this amount. Leave it at 0 for no deposit. See [Deposits and damage claims](https://app.rentiqa.com/help/hosts/deposits-and-damage-claims); - **Card processing**: who covers the card fee on each stay, the guest (shown to them as a service fee) or you (taken off your payout). Rentiqa's own fee is separate; - **Pet fee**: once per pet per stay, where pets are allowed. Tick **No pets** under House rules on the Details tab and a stay with a pet is refused when the guest picks dates; - **Weekly discount** and **Monthly discount**: a percent off the nightly rates for stays of 7 nights or more, and of 28 nights or more (the monthly one replaces the weekly). The guest sees the nights at the list rate and the discount as its own line. A stay for more guests than the place sleeps (**Max guests** on the Details tab) is refused when the guest picks dates. Press **Save Base Pricing**. Without a nightly price, guests cannot book the place. ## Custom pricing For holidays, peak season or a quiet week, press **Add Custom Pricing**. Give it a name, start and end dates, and one price for every day or separate weekday and weekend prices. If ranges overlap, the one with the higher **Priority** wins. Tick **Block these dates** to close the range to bookings instead. Press **Save Pricing**. Custom pricing always overrides base pricing. ## Calendar The **Calendar** shows each month with weekday, weekend, custom, blocked and booked-elsewhere days. Click a date to set an **Override Price** or **Block this date**, then **Save**; **Clear Override** undoes it. Nights booked on Airbnb or Vrbo show as **Booked elsewhere** once you connect their calendars: see [Sync your Airbnb and Vrbo calendars](https://app.rentiqa.com/help/hosts/sync-your-airbnb-and-vrbo-calendars). Your week at a glance, with arrivals, departures and cleanings across all your places, is under **Bookings › Calendar** ([Host calendar](https://app.rentiqa.com/rentals/owner/calendar)). Under **How guests book** choose: - **Request to book** (the default): the guest's card is authorized, not charged. You approve or decline within a limited time; the card is charged only when you approve. If you do not answer in time, the request expires and the hold is released. - **Instant book**: the booking is confirmed as soon as the guest's payment is authorized, and their card is charged then. Guests cannot pick dates that are already booked or blocked. If the nights are taken in the moment between booking and payment (say a stay arrives from a synced calendar), the booking arrives as a request instead and you are told. The setting applies to bookings made from then on. ## Cancellation policy On the same page choose **Flexible**, **Moderate**, **Strict** or **Non-refundable**. Each choice shows what the guest gets back if they cancel. The policy is copied onto each new booking, so changing it affects future bookings only. Guests see it on the listing and on their trip, and the exact refund before they cancel. Press **Save instructions** to keep your choices. ## Make it public The badge at the top of the place's page shows whether guests can find it. Press **Make public** (and confirm) when the price, photos and details are right; **Make private** hides it again. **View public page** shows what guests see. ## Public, but guests cannot book? - **Payouts are not set up.** Guests see "Not bookable yet" on search cards and "Not taking bookings yet" on the listing until your payout account is ready. See [Get paid](https://app.rentiqa.com/help/hosts/get-paid). - **Short stays in the state are not open on Rentiqa yet.** Guests see "Opening soon" on search cards and "Bookings open soon" on the listing. Your place's **Taxes** page says which applies to your address. See [Lodging taxes](https://app.rentiqa.com/help/hosts/lodging-taxes). - **A registration is required.** In some states the listing is hidden until you add your registration on the **Taxes** page. - **The address has no state.** Add it on the **Details** tab. You cannot book your own place; on your own listings the button reads **Your listing**. ## Share your listing On the place's page in **Your rentals**, **Copy link** puts the public address on your clipboard; **View public page** shows what a guest sees. Paste the link in a Facebook post, a message to a past guest or your own site. A booking made from that link is marked as coming from your own share, so you can tell those stays from the ones Rentiqa's search brought. Next: [Today and your bookings](https://app.rentiqa.com/help/hosts/today-and-your-bookings). --- # Today and your bookings Source: https://app.rentiqa.com/help/hosts/today-and-your-bookings > Your Today screen, approving or declining requests, what guests see, double bookings, and messaging guests. ## Today **Today** ([Today](https://app.rentiqa.com/rentals/today); the first tab on a phone) is your host home. It shows who is staying now, arrivals in the next week, your next payout, a **Needs you** list (requests to approve, double bookings to resolve) and what happens today and tomorrow: arrivals, departures, cleanings, payouts. Your **Dashboard** also lists decisions waiting for you: turnarounds to schedule, cleanings to sign off, listings not shown to guests, payouts not set up. ## Bookings **Bookings** ([Booking Requests](https://app.rentiqa.com/rentals/owner/profile)) lists your bookings with tabs **All**, **Pending**, **Approved** and **Declined**; **Show past and closed** adds older ones. Each card shows the guest, dates, nights, guests, total and their message. A request reaches you once the guest's card is authorized: you get a "New booking request" email, a count on the Bookings tab and an item under **Needs you**. On its card: - **Approve** charges the guest's card and confirms the stay. The guest gets a confirmation email with the address, and their trip page shows your check-in instructions. - **Decline** asks for a reason, which is sent to the guest: they get it in the email and the notification saying the request was not accepted, and on their trip page. Declining releases the hold on the guest's card. To open a request's full booking page, use its item under **Today › Needs you**, or **Review** under **Coming up** on the place's Overview. There the buttons are **Confirm booking** and **Decline booking**. Other bookings have a **View booking** link on their card. If you do not answer in time, the request expires and the guest's hold is released. The booking page then offers **Invite the guest to book again**: they get a link to book the same dates without waiting for you again. Instant-booked stays arrive already confirmed; you get a "New booking" email and have nothing to do. ## The booking page The booking page shows the guest (with a **Guest verified** badge if they verified their identity), the price breakdown with each fee and tax and **Net to you**, the guest's note, the reason you gave if you declined, and **Message guest**. ## Double bookings Only a confirmed stay holds its dates, so you may get two requests for the same nights; you can confirm only one. If a stay on Rentiqa overlaps one synced from Airbnb or Vrbo, it shows under **Needs you** and as a red **A double booking needs you** banner on your host calendar and calendar sync pages (and a notification if the bell is on). Decline the request if it is not yet confirmed. If both stays are confirmed, free the dates on the other site, or contact [support](https://app.rentiqa.com/support). ## Messages Your [Inbox](https://app.rentiqa.com/messages) holds your conversations with guests. **Message guest** on a booking opens one. Guests can message you from their trip as soon as they have booked. ## Check-in and check-out Guests check themselves in and out on their trip page, and a stay is checked out automatically once its dates have passed. Check-out creates the cleaning task for the turnaround: see [Cleaning between stays](https://app.rentiqa.com/help/hosts/cleaning-between-stays). ## A guest asks to change their stay A guest with a confirmed stay can ask for other dates or another party from their trip page. You get an email, and the booking page shows what they booked next to what they ask for, with the new total. **Accept the change** cancels the current stay with a full refund to the guest (the processing fee is not charged to you for a change you both agreed to) and sends the guest an invitation to book the new dates at that price; the stay they pay for confirms itself, and until they pay the new nights are not held. **Decline** keeps the stay as booked and tells the guest, with your note if you add one. Next: [Lodging taxes](https://app.rentiqa.com/help/hosts/lodging-taxes). --- # Lodging taxes Source: https://app.rentiqa.com/help/hosts/lodging-taxes > Who collects and pays the lodging tax for your address, adding your own local taxes, registrations, and your tax statement. Short stays carry lodging taxes. Rentiqa works out the state and local taxes for each place from its address, shows each one to the guest as its own line, and tells you who pays it to the authority. ## Your place's Taxes page On the place's Overview, under **More for this rental**, open **Taxes**. The card at the top says which of these applies to your address: - **Rentiqa collects and remits the lodging tax here.** The tax is charged to the guest, Rentiqa pays it to the authority, and it is not part of your payout. You do not file it. - **You remit the lodging tax in your state.** The tax is charged to the guest and paid out to you with the stay; you file and pay it to the authority. - **Short stays in your state cannot be booked yet.** Rentiqa is still setting up lodging tax there. Your listing stays visible to guests as "Opening soon". Long-term leases are not affected. - **Rentiqa works out no tax for this address.** The address has no US state. Add it on the **Details** tab. In a few states platforms may not collect the tax: there the "You remit" card says Rentiqa works out no tax, and you add your tax lines yourself (below). The page then lists: - **Worked out by Rentiqa**: each tax, its rate, and who pays the authority (Rentiqa or you). - **Taxes here that Rentiqa does not charge**: local taxes you may need to add yourself. - **Your own tax lines**: press **Add a tax** to add one (name, who it is paid to, how it is charged: a percentage, an amount per night or per stay). You can switch a line off or remove it. Changes apply to new bookings. ## Registrations Where the state or town asks for a registration or certificate, the page shows **What your state asks of you**: the number, its end date, the name and address on it, and notices to read and tick. Press **Save**. In states that require it, your listing is hidden from guests and cannot be booked until a valid registration is saved, and is hidden again if it runs out. Under **What kind of lodging this is**, tell Rentiqa whether it is an entire home, a room in a home, a bed and breakfast or licensed lodging, as this can change the tax. ## Tax statement **Taxes** in the menu ([Tax statement](https://app.rentiqa.com/rentals/owner/taxes)) shows, for the period you choose, the taxes **you remit**, what was collected and refunded, and what **Rentiqa remits** on your stays, with a stay-by-stay table. Use **Download CSV** or **Print / save PDF** when you file. A stay's tax appears once the stay is confirmed and paid. Rentiqa does not file the taxes you remit. Check your state and town's rules, and ask a tax professional if you are unsure. If you also list a place on Airbnb or Vrbo, connect the calendars so the same night cannot be booked twice. On the place's Overview, open **Calendar sync**. ## Send your Rentiqa bookings to the other sites 1. Under **Rentiqa's calendar link**, press **Copy**. 2. Add it to the other site: - **Airbnb**: Calendar › the listing › Availability › Connect calendars › Connect another calendar. Paste the link and name it "Rentiqa". - **Vrbo**: Calendar › Import/Export › Import calendar. Confirmed Rentiqa stays and the dates you block are shared, as dates only: never guest names, prices or the place's name. The other sites read the link on their own schedule, typically every few hours. **Create a new link** replaces the link; the old one stops working, so update it on the other sites. ## Bring the other sites' bookings into Rentiqa 1. On the other site, copy its calendar export link (Airbnb: Availability › Connect calendars › Export calendar; Vrbo: Import/Export › Export calendar). 2. Under **Calendars Rentiqa imports**, choose the platform, paste the link and press **Connect calendar**. Each connected calendar shows whether it is syncing, when it last synced and how many stays it blocks. **Sync now** reads it straight away; the bin removes it and reopens its dates. Rentiqa reads the other sites regularly, and again just before a booking is made or confirmed. Nights booked elsewhere show as **Booked elsewhere** on your pricing calendar and on your host calendar. If two stays really overlap, you get a **double booking** alert: see [Today and your bookings](https://app.rentiqa.com/help/hosts/today-and-your-bookings). Next: [Import from Airbnb or Vrbo](https://app.rentiqa.com/help/hosts/import-from-airbnb-or-vrbo). --- # Import from Airbnb or Vrbo Source: https://app.rentiqa.com/help/hosts/import-from-airbnb-or-vrbo > Copy your existing Airbnb or Vrbo listings into Rentiqa with the Rentiqa Importer browser extension, then review them before anything is saved. Instead of typing a place in again, the **Rentiqa Importer** browser extension reads your own Airbnb or Vrbo hosting pages while you are signed in there, and sends what it finds to Rentiqa for you to review. It never sees your password for the other site. ## Set it up 1. Get the extension (for Chrome or Edge). It is not in the browser stores yet: open **Import & Connect** ([Import & Connect](https://app.rentiqa.com/import)) and ask the Rentiqa team for the install steps. 2. On **Import & Connect**, press **Connect extension**. A connection lasts a limited time; you can **Revoke** it any time under **Connections**. ## Import 1. Open your Airbnb or Vrbo hosting dashboard, click the extension's icon and start the capture. Let it work through the listing, photos, pricing, calendar and reviews without touching that tab. Reservations are not imported: keep the other platform's bookings off your Rentiqa calendar by [syncing your calendars](https://app.rentiqa.com/help/hosts/sync-your-airbnb-and-vrbo-calendars) instead. 2. Choose what to include and press **Send to Rentiqa**. 3. Back on **Import & Connect**, press **Review** on the new import. For each record choose to create it, update an existing one, or skip it. Press **Commit to Rentiqa** (or **Discard**). ## After importing Imported places are short-term rentals. They appear on your **Dashboard** as not public: check the price, photos and details, then **Make public**. Importing again updates what you imported before rather than duplicating it. Reviews come across from your public listing page: the guest's first name, their rating, their words and your reply, up to the first twenty-four on Airbnb and the first ten on Vrbo. They appear on your **Reviews** page ([Guest reviews](https://app.rentiqa.com/rentals/owner/reviews)) marked with the platform they came from, count in your average rating, and are not reprinted on your Rentiqa listing. A reply is made on the platform the review came from; it comes across on the next import. Rentiqa works with **U-tec and ULTRALOQ** smart locks, lights, switches and plugs. Open **Devices** in the menu ([Devices](https://app.rentiqa.com/devices)). ## Connect your locks 1. Press **Connect U-tec** and follow the steps on the page: in the maker's app you turn on its developer access, copy the address Rentiqa shows into it, and paste the keys it gives you back into Rentiqa. 2. Press **Continue to U-tec**, sign in there and approve. 3. Your devices appear under **Not assigned to a property**. (A Bluetooth lock connected only through a bridge may not appear: the maker does not share those with other apps.) Open each one's **Details**, give it a name and room, choose the **Property**, and **Save**. You can then lock and unlock (unlocking asks you to confirm), switch lights on and off, and see each device's activity and who sent each command. ## Turn on door codes On **Devices**, choose the place, then in **Door codes here** switch on who gets codes: - **Guests, for each confirmed stay**; - **Cleaners, for each scheduled turnover**; - **Contractors, for each scheduled repair**. Check the place's time zone, choose how far ahead codes are sent (**Send codes ahead**), and press **Save door codes**. Codes are off until you switch them on. Each guest then gets their own code on their trip page, and a notification when it is ready on devices where they turned the bell on. It works only for their stay and is removed afterwards, or when the stay is cancelled. Cleaners and contractors get a code only for their own visit. Some locks cannot take codes; the page says how many of yours cannot. ## Alerts Under **Alerts**, choose what to be told about (a lock offline, a door left open, a low battery, a jam, a code that could not be set) and press **Save alerts**. Next: [Cleaning between stays](https://app.rentiqa.com/help/hosts/cleaning-between-stays). --- # Cleaning between stays Source: https://app.rentiqa.com/help/hosts/cleaning-between-stays > Each check-out creates a cleaning task. Schedule it, give it to your cleaner, and sign it off before the next guest. Rentiqa creates a cleaning task for every stay as soon as it is confirmed, so your cleaner sees it weeks ahead, not on check-out day. The task carries the check-out date (replaced by the real time when the guest leaves) and the next arrival as its ready-by time. Stays on a synced Airbnb or Vrbo calendar get a task too, marked **Booked on Airbnb** (or Vrbo); it follows the stay if the dates move and is cancelled if the stay disappears from the calendar. A stay you or the guest cancel takes its task with it, unless the cleaner has already started. Tasks are under **Turnaround › Cleaning** ([Cleaning schedule](https://app.rentiqa.com/rentals/owner/cleaning)), with filters by status and counts of open and urgent tasks. A stay confirmed before this existed shows **Plan the cleaning** on its booking page; one press makes its task. ## Set up cleaning once per place On the property's page, open the **Cleaning** tab. Enter your cleaner's name and, if they use Rentiqa, their account email; tick **Give every new cleaning to this cleaner without asking me** to have each new task assigned on its own (a cleaner with an account gets a notification and accepts it on their Jobs board; a name-only cleaner is just recorded). If the cleaner has an account and you want to pay them through Rentiqa, enter **Pay per cleaning through Rentiqa**; every new cleaning given to them carries that amount. Set how long a turnover takes, write the **checklist** one item per line, and add standing notes every cleaner should read. Press **Save cleaning setup**. The settings go on each new task; tasks already created keep what they had. ## Handle a task Open the task. 1. **Schedule**: set when the cleaning happens, how long it takes and notes for the cleaner, then **Save schedule**. 2. **Cleaner**: enter your cleaner's name and, if they use Rentiqa, the email of their account, then **Save cleaner**. With an account, the job appears on their own jobs board, and you follow it as **Awaiting cleaner**, **Cleaner confirmed**, **In progress** and **Awaiting approval**. To pay them through Rentiqa, also enter **Pay through Rentiqa**. Without an email, the cleaner is just a name for your records and gets nothing from Rentiqa. 3. The task shows the **checklist** with what the cleaner ticked off, and **Photos and files** with the before and after photos they added; you can tick items and add files yourself. 4. When the cleaner finishes, the task moves to **Awaiting approval**, with their report if they wrote one. Check it and press **Mark complete**. The place counts as ready for the next guest only once you have. **Cancel task** cancels a task that is not needed. ## Bring your cleaner onto Rentiqa Your cleaner needs contractor access before a cleaning can reach them. Invite them first: switch to your landlord view (every host has one) and use **Maintenance › Contractors › Invite contractor**; see [Maintenance and contractors](https://app.rentiqa.com/help/landlords/maintenance-and-contractors). Once they accept, enter their account email on the cleaning task. [Turnover cleaning for hosts](https://app.rentiqa.com/help/contractors/turnover-cleaning) shows what they see. If you turned on door codes for cleaners, a cleaner linked by account gets one for each scheduled cleaning they have accepted, valid around the scheduled time; a cleaner entered by name only does not. ## Pay your cleaner through Rentiqa A cleaner with a Rentiqa account can be paid on the task, the same way as a repair job: 1. Set the pay on the task's **Cleaner** card (or as **Pay per cleaning through Rentiqa** in the setup). The amount is fixed when the cleaner accepts; until then you can change it, or the cleaner, freely. 2. When they finish, you get a notification and the task's **Paying** card shows the amount. Pick a saved card or bank account and press **Confirm & pay**; add one under [Payment methods](https://app.rentiqa.com/billing/methods) if you have none. Bank is free; a card carries its processing cost. Paying confirms the cleaning and completes the task. 3. **Mark complete** without paying confirms it too, and payment is then due by the date the card shows. If you do nothing after the cleaner finishes, the cleaning counts as confirmed after a set time; once payment is overdue, the cleaner can charge your default payment method. The cleaner receives the amount less a small Rentiqa fee taken from their side, on their payout account. Once you have confirmed or paid, the cleaner and the task can no longer be changed or cancelled here. A cleaner you list by name only is paid your own way, outside Rentiqa. Next: [Deposits and damage claims](https://app.rentiqa.com/help/hosts/deposits-and-damage-claims). --- # Deposits and damage claims Source: https://app.rentiqa.com/help/hosts/deposits-and-damage-claims > How a security deposit works on a stay, filing a damage claim after check-out, and what happens when the guest accepts or disputes it. You set the deposit per place under **Pricing & calendar**, **Base pricing**, **Security deposit**. A security deposit is never charged at booking. If a stay has one, the guest's card stays on file for a set time after check-out, and only an approved claim is charged to it. ## After check-out Open the booking. If the stay has a deposit, the page shows until when the guest's card stays on file, with two buttons: - **No damage**: confirm it and the guest's card is released. No claim can follow. - **File a damage claim**: see below. ## File a claim 1. Press **File a damage claim**. 2. Enter the **Claim amount** (no more than the deposit, across all claims on the stay), the **Reason** and a detailed description. 3. Press **Submit claim**. Be specific, and attach photos and receipts: the claim page has an **Evidence** box (**Add files**, then **Upload**) that the guest and anyone reviewing a dispute can see. Claims with a vague reason and no evidence usually go the guest's way. For damage worth more than the deposit, contact [support](https://app.rentiqa.com/support). ## What happens next The guest is told and has a deadline to respond. Follow each claim under **Turnaround › Claims** ([Damage claims](https://app.rentiqa.com/rentals/owner/claims)): - **Guest approved**: their card is charged and the money is sent to your payout account, less card processing. - **Disputed**: Rentiqa reviews both sides and decides. An approved charge waits a while after a dispute before it is made. - **No response**: Rentiqa reviews it. Your payout for the stay is not held while a claim is open. Next: [Cancellations](https://app.rentiqa.com/help/hosts/cancellations). --- # Cancellations Source: https://app.rentiqa.com/help/hosts/cancellations > Declining requests, letting a request expire, what happens when a guest cancels, and cancelling a confirmed stay. ## Before you confirm You do not have to accept a request: - **Decline** it from Bookings or the booking page. The guest's hold is released and they are told the request was not accepted, with the reason you write. - If you **do not answer** in time, it expires on its own, the guest's hold is released and you are told. You can then **Invite the guest to book again**. ## When a guest cancels Guests cancel from their trip and see the refund first. Their refund follows the cancellation policy you chose for the place ([How guests book](https://app.rentiqa.com/help/hosts/how-guests-book)). You get an email ("A booking was cancelled"), the dates open again, and any door code for the stay is removed. Your payout page for the stay shows the refund between the gross and the net amount; a full refund cancels the payout. ## Cancelling a confirmed stay yourself Open the booking and press **Cancel this stay** (it is there for a confirmed stay that has not started), give the reason, and confirm. The guest is refunded in full whatever the cancellation policy, and gets your reason by email at once. The card processing the payment provider keeps on that refund is yours: it comes off your next payout. Cancel as early as you can, and message the guest first if there is any way to keep the stay; a cancelled confirmed stay is the worst thing a guest experiences on a direct booking. If the guest asked for different dates, let them send a change request from their trip page instead ([How guests book](https://app.rentiqa.com/help/hosts/how-guests-book)). --- # Reviews Source: https://app.rentiqa.com/help/hosts/reviews > Read what guests wrote after their stays and reply to them. Guests can review a stay after they check out. Your reviews are under **Bookings › Reviews** ([Guest reviews](https://app.rentiqa.com/rentals/owner/reviews)), with your average rating, the number of reviews and how many are waiting for a reply. Ratings are out of 10: five stars with half steps, each half one point. To reply, press **Respond publicly** on a review, write your answer and press **Publish response**. Your reply appears under the review on your listing page and on the guest's trip page. Your listing page shows your average rating and number of reviews, and a **Reviews** section with the six most recent reviews of stays booked through Rentiqa: the guest's first name, when they stayed, their rating and words, and your reply. Reviews you brought in with the Rentiqa Importer ([Import from Airbnb or Vrbo](https://app.rentiqa.com/help/hosts/import-from-airbnb-or-vrbo)) are listed on your **Reviews** page too, marked **Imported from Airbnb** or **Imported from Vrbo**, with the guest's name, the month of the stay and the rating converted to the scale of ten. They count in your average and your total, are not reprinted on your listing page, and have no **Respond publicly** button: reply on the platform the review came from, and the reply comes across on the next import. Next: [Get paid](https://app.rentiqa.com/help/hosts/get-paid). --- # Get paid Source: https://app.rentiqa.com/help/hosts/get-paid > Set up your payout account, understand when booking money is released after each stay, and route each place to the right account. Guests pay through Rentiqa. The money is held until after the stay, then sent to your own payout account with our payment processor. **Until your payout account is set up, guests cannot book your places.** ## Set up your payout account 1. Open **Payouts** ([Payouts](https://app.rentiqa.com/rentals/owner/payouts)) and press **Continue setup**, or **Payout accounts** then **Continue to setup**. 2. Our payment processor's secure page asks for your legal name, date of birth, an ID and your bank details. 3. Back in Rentiqa, **Refresh status** shows where it stands. Verification usually clears quickly; you get an email when your payout account is ready, and the Payouts banner changes. Once your payout account is fully set up, guests see a **Verified host** badge on your listings, at no extra cost. ## When you are paid Booking money is not sent when the guest books. It is released to your payout account a short time after the guest checks out (the Payouts page says how long), then on to your bank. Each payout shows its status: **Held** (with the date it releases), **Processing**, **Paid**, or **Failed** (with the reason; it is retried a few times, then Rentiqa support looks into it). Open a payout to see the breakdown: the booking subtotal, taxes, Rentiqa's fee, any card processing you cover, refunds and deductions, and what was sent to your payout account. Anything you owe Rentiqa, for example after a cancellation, is shown in a banner and taken from your next payout. ## Statements **Money > Statements** ([Statements](https://app.rentiqa.com/rentals/owner/statements)) shows each place by month: the stays that checked out, their subtotal, taxes, fees, what was paid out, your expenses, and the net. The year pills and the place pills narrow it; **Download CSV** lists every stay and expense of the year with the totals, for your accountant. Cancelled stays are left out; the tax statement under Taxes has what Rentiqa remitted for you. ## Expenses **Money > Expenses** ([Expenses](https://app.rentiqa.com/rentals/owner/expenses)) keeps what you spent on each place: cleaning, repairs, supplies, utilities, insurance, taxes. Add a line with the date, the place, a category, who you paid and the amount; open it to attach the receipt (PDF or photo, private to your account). The year pills and the property pills narrow the list, and **Download CSV** gives the year as one file for your accountant. ## More than one payout account If your places belong to different companies, add an account for each on **Payout accounts** with **Add another payout account**. Each is verified separately and has its own banks. Under **Where each property pays**, choose the account (and bank) for each place. Banks are added and removed on the payment processor's page; name them in Rentiqa so you can pick them. Hosts and landlords share payout accounts, so if you also rent long-term you set this up once. ## If Rentiqa refunds your guest Sometimes Rentiqa refunds a guest directly, for example after a problem with the stay. Usually Rentiqa pays that itself and your payout is unchanged. If the refund is taken from your payout instead, it happens only before the payout is sent, the amount comes off what you receive, and you get an email and a notification saying how much and why. Contact support if you disagree. You can search and read listings without an account. Open [Short-term stays](https://app.rentiqa.com/rentals) (on a phone, **Explore**; signed out, **Discover**). ## Search Use the search bar at the top of the page: - **What**: words from the name, place or description. - **Where**: a destination, or one of the popular destinations offered. - **Check in / Check out**: one calendar. Tap your arrival day, then your departure day. Quick choices like **1 night** and **1 week** are there too. - **Price Range**: a minimum and maximum per night. - **Guests**: adults, children and infants. Only places that take that many guests are shown. - **Verified hosts**: only places whose host's identity has been verified. Press the round search button. **Clear** removes every filter; each filter also has its own ×. On a phone the search folds into one line ("Anywhere · Any dates · Add guests"); tap it to open the full search. Results show as cards next to a map. On the map each place is a price tag; the location is approximate until you book. On a phone, the **Map** button opens the map full screen and **List** brings the cards back. ## What a card tells you Each card shows photos, the name, the rating once guests have reviewed it, the town, bedrooms, baths and guests, the price per night it starts from, and **Available now** when it has open nights soon. The **Verified host** badge means the host's identity was checked. The button on the right of a card tells you whether you can book: - **Book**: you can book it now. - **Opening soon**: short stays in that state cannot be booked on Rentiqa yet. - **Not bookable yet**: the host has not finished setting up how they are paid. - **Your listing**: it is your own place. ## The listing page Tap a place's name to open its page. It has the photo gallery, the type of place, the cancellation policy (Flexible, Moderate, Strict or Non-refundable), **About this property**, **Property facts**, **Amenities**, and **Where you'll be**, a map of the area. The exact address is shared once your booking is confirmed. The side column shows the booking card and, where they apply, a **Your host** card for a verified host (saying how their identity was verified) and the registration number the state requires. Press **Choose dates** to start [booking](https://app.rentiqa.com/help/renters/book-a-stay). The full price breakdown is shown while you book, before you pay. ## Before you choose dates A listing page states the price it starts from, the minimum stay, and whether booking is **Instant book** or **Request to book**, under the name. Further down are the **House rules** and the **Check-in and check-out** times, on the place's own clock. **Choose dates** opens the booking pop-up on the page: its calendar shows the free nights, and the exact price for your dates, with taxes and fees, comes before you pay. ## Report a listing If a place looks like a scam, asks you to pay outside Rentiqa, shows photos of somewhere else, or turns people away for who they are, press **Report this listing** under the cancellation policy on its page. Choose what is wrong, add anything that helps, and press **Send report**. You need to be signed in; the host is not told who reported. Rentiqa reviews every report and can take a listing down. You need to be signed in; if you are not, Rentiqa asks you to sign in first. A message says **Saved to …** with the list it went into. Press **Change** to pick another list, or type a name to create a new one ("Maine trip", say). Tapping a filled heart again removes the home from all your lists, including lists you joined. To take it off one list only, open that list and use the bin icon. ## Your lists Open [Saved](https://app.rentiqa.com/saved): on a phone, the **Saved** tab; on a computer, **Long-term rentals › Saved** in the menu (it holds short stays too). You see **Your lists** and, if friends have invited you, **Shared with you**. Create a list with **New list**. Open a list to see its homes; the bin icon removes one. Homes that are no longer advertised are left out, and the list says how many. ## Share a list On a list of your own, under **Share this list**, there are two links. Both are off until you turn them on: - **View link**: anyone with it can see the list, even without an account, but cannot change it. They can save their own copy once signed in. - **Invite to edit**: people who open it and sign in join the list and can add and remove homes. Only you can rename or delete it. **People who can edit** shows who joined; you can remove them. **Copy** copies a link, **New link** replaces it (the old one stops working), and **Turn off** switches it off. If someone opens a link that has been turned off or replaced, they see "This link does not work". ## Join someone else's list Open the invite link, sign in, and press **Join the list**. The list then appears under **Shared with you**, and homes you save to it show for everyone on it. To stop, open the list and press **Leave this list**. Press **Book** on a search card or **Choose dates** on a listing page. You need to be signed in. The booking window has four steps: **Dates & Guests**, **Guest Details**, **Review & Pricing** and **Confirmation**. ## 1. Dates & Guests Pick your check-in and check-out days in the calendar, and the number of adults, children and pets. Press **Next**: Rentiqa checks the dates are free and tells you if they are not. You do not need an account for this step: the total for your dates, taxes and fees included, is shown next to the availability note. If the party is larger than the place sleeps, or brings a pet where the host allows none, Rentiqa says so here. To go on you sign in or create an account; you come back to the same place with your dates kept, and during the beta an account created this way is ready at once. ## 2. Guest Details Your name and email are filled in from your account. Add a phone number (required) and any special requests for the host. ## 3. Review & Pricing Check the summary and the **Price Breakdown**: the nights at the nightly rate, then any cleaning fee, extra guest fee, each tax with its rate, service fee and card processing, and the **Total**. The total is what your card is charged. - **Payment**: choose a saved card, or enter a new one at the end. You can tick **Save this card for future stays and rent**. - **Security deposit**: some places have one. It is not charged now: your card stays on file and is charged only for damage the host reports after your stay that you accept or that Rentiqa approves after hearing both sides. You tick a separate box to agree to it. See [Damage claims](https://app.rentiqa.com/help/renters/damage-claims). - Tick **I agree to the Terms & Conditions**, complete the security check if one is shown, and press **Complete Booking**. With a saved card or bank account, your bank may ask you to approve the payment. With a new card, a secure card form opens; press **Authorize** to finish, and you are taken straight to your trip page. ## 4. A request or an instant booking Each host chooses how their place is booked. With a saved card the last step tells you; with a new card your trip page does: - **A request** ("Booking request sent!", or **Payment held** on the trip page): your card is authorized, not charged. The host has a limited time to approve or decline. When they approve, your card is charged and your check-in details unlock. If they decline or do not answer in time, the hold on your card is released and nothing is charged. - **An instant booking** ("Booked!", or **Confirmed** on the trip page): your stay is confirmed and your card has been charged. Either way you get an email, and the booking is under [Trips](https://app.rentiqa.com/trips). When a stay is confirmed, the email "Your stay is confirmed" is your receipt and has the address, which also shows on the trip page. ## If the booking is refused A red message above the buttons says why, for example: - the place is your own listing; - the host has not finished setting up how they are paid; - short stays in that state cannot be booked on Rentiqa yet; - the security check did not pass (reload the page and try again). ## Good to know - You cannot change the dates or number of guests on a booking. Cancel it and book again; see [Cancel a booking](https://app.rentiqa.com/help/renters/cancel-a-booking). - If you leave before paying, the booking is kept for a short time on your Trips page with **Finish booking**, then released. - You do not need to verify your identity to book. [Verifying](https://app.rentiqa.com/help/getting-started/verify-your-identity) is optional; hosts see a "verified" mark next to your name when you have. Below are tiles for upcoming, in-progress and past trips and what you have spent, then your stays grouped as **Upcoming & in progress**, **Past trips** and **Cancelled** (which also holds declined and expired requests). Until the host confirms, a banner explains what the booking is waiting for: | You see | It means | |---|---| | **Finish paying to complete your request** | Payment was not completed, so the host cannot approve yet. Press **Complete payment**. If you do not, the booking is released at the time shown. | | **Payment held — the host hasn't approved yet** | Your card is held, not charged. The host has until the time shown to approve or decline. | | No banner, status **Confirmed** | You are booked. The address and check-in details are on the trip page and in the confirmation email. | | **Declined** | The host said no. Nothing was charged; the hold on your card is released. | | **Expired** | The host did not answer in time. Nothing was charged. The host may invite you to book again by email. | You get an email when your request is received, when the stay is confirmed (for an instant booking this is the first one), and if the request is not accepted or expires. If the host cancels a confirmed stay, you get an email and are refunded in full, including the fees you paid. When you cancel, you see the result on the trip page. ## Message your host Press **Message host** on the trip page or on Trips. A message window opens addressed to the host and tagged with your booking. Write a subject and your message and press **Send message**. Replies arrive in your [Inbox](https://app.rentiqa.com/messages). You can message the host as soon as the booking exists, even while it is waiting for approval. ## Change dates or guests On a confirmed stay that has not started, **Change dates or guests** under **Quick actions** opens a short form: the new check-in and check-out, adults, children, pets and a note. The host sees the new price and accepts or declines; nothing changes until they answer, and you can withdraw the request meanwhile. If they accept, your original stay is cancelled and refunded in full, and you get an email and a **Book the new dates** button; the stay you then pay for is confirmed at once. Until you book, the new nights are not held for you. If they decline, your stay stands as booked. ## Refunds from Rentiqa If Rentiqa refunds you for a stay, you get an email and a notification with the amount and the reason, and the money goes back to the card you paid with. It can take several business days to appear on your statement. Your arrival details unlock once the host confirms your booking; you get an email when that happens, and another the day before you arrive with the address and instructions again. ## The address Once the host confirms, the trip page shows the street address under **Check-in & check-out**, with **Open in Maps**. It is also in your **"Your stay is confirmed"** email, under getting there. Before confirmation, and on a cancelled or declined booking, the trip page shows only the town and state. ## The Check-in & check-out card On your trip page, the **Check-in & check-out** card shows: - **Check-in time and check-out time**, in the property's local time; - **When you arrive**: the host's arrival instructions. If the host has not written any yet, the card says so and offers a link to message them; - **When you leave**: the host's check-out instructions, if any. ## Door codes If the place has a smart lock that Rentiqa sets up automatically, your door code shows in that card with the times it works and which doors it opens. Type it on the lock's keypad. Before the code is ready, the card tells you when it will appear; you also get a notification ("Your door code is ready") on devices where you turned the bell on. The code stops working when your stay ends. If the code has not appeared and you are about to arrive, use the arrival instructions or message your host. ## Check in and check out On the trip page under **Quick actions**: - **Check in** appears on your arrival day once the booking is confirmed. The day is the one where the place is, so it does not show the evening before, even if you are travelling from another time zone. Press it when you arrive. After that you can no longer cancel from the trip page. - **Check out** appears once you have checked in. Press it when you leave; it starts the host's cleaning for the next guest. Pressing them helps the host but is not required: a stay whose dates have passed is checked out automatically. After check-out you get an email inviting you to review the stay, and **Leave a review** appears on the trip page. During the stay, [Trips](https://app.rentiqa.com/trips) shows **Your stay now** with your check-out time and quick links to the door code and to your host. Open the trip from [Trips](https://app.rentiqa.com/trips) and press **Cancel booking** under **Quick actions**. It is offered until you check in; once you have checked in, talk to your host. 2. The **Cancel booking** page shows the policy that applies, whether you are inside its penalty window, and a **Refund breakdown** (nights, cleaning fee, extra guest fee and taxes refunded, what is not refunded, the **Total refund** and what you would lose). 3. Add a reason for the host if you like, and press **Cancel booking**. **Keep booking** takes you back. The trip page then shows the refund issued, or "Nothing was charged. The hold on your card is released." The host gets an email; you see the result on your trip page. A cancellation cannot be undone. ## A request the host has not approved yet If the host has not approved your request, your card is only held, not charged. Cancelling releases the hold and nothing is charged, whatever the refund breakdown on the cancel page says. ## What you get back from a confirmed stay Each place has a cancellation policy, shown on its listing page and on your trip: **Flexible**, **Moderate**, **Strict** or **Non-refundable**. The closer to check-in you cancel, the less is refunded. For a confirmed stay, the cancel page shows the calculation for your booking, so check it there before you confirm. - The service fee and card processing you paid are not refunded when you cancel. - A security deposit was never charged, so there is nothing to return. - If the **host** cancels, you get everything back, fees included, and you get an email. Refunds go back to the card you paid with. To change dates, cancel and book again. You can also open the trip from [Trips](https://app.rentiqa.com/trips) and press **Leave a review** under **Quick actions**. Only a stay that took place can be reviewed, not a cancelled or declined one. 1. Give an **Overall rating** (required): tap a star, or half a star. Each half is one point, so a rating is a whole number from 1 to 10, and the number shows beside the stars. Then a title and your review. 2. Optionally rate cleanliness, communication with the host, check-in, listing accuracy, location and value for money the same way; the small cross clears one. 3. Press **Submit review**. Your overall rating counts towards the place's average rating straight away. Your review shows on the place's listing page with your first name and the month you stayed, and the host can reply under it. You can review each stay once. Nothing is charged without your approval or Rentiqa's review. Some places hold a security deposit. It is never charged up front: your card stays on file for a set time after your stay, and the trip page shows until when. If the host reports damage in that time, you decide what happens. ## When a host files a claim You get an email ("The host reported damage after your stay"), the claim appears in the **Waiting on you** box on [Trips](https://app.rentiqa.com/trips), and it is listed under **Claims** ([Damage claims against you](https://app.rentiqa.com/trips/claims)). Open it to see the host's reason and description, the amount claimed (never more than your deposit), and how long you have left to respond. Choose one: - **Approve and pay**: the amount is charged to the card you booked with, as a separate charge, with a receipt by email. To pay another way, contact [support](https://app.rentiqa.com/support) before you respond. - **Dispute**: explain why in **Why are you disputing?** and press **File dispute**. Rentiqa reviews evidence from both sides. The host's photos and receipts are in the **Evidence** box on the claim page; add your own there, such as photos from check-out, with **Add files**. If you do not respond in time, the claim goes to Rentiqa for review anyway, and you lose the chance to dispute it directly. Respond before the deadline shown on the claim. ## What happens next The claim page shows its status: **You approved**, **You disputed — admin reviewing**, **Approved by Rentiqa**, **Rejected — nothing charged**, **Paid**, and so on. Rentiqa's decision and the final amount appear under **Admin decision**. If Rentiqa approves a charge after you disputed, there is a waiting period before anything is charged, shown on the claim. If the host confirms there was no damage, or the claim window closes, your trip page says your card is no longer held for that stay. --- # For contractors Source: https://app.rentiqa.com/help/contractors A contractor on Rentiqa does maintenance, moves or turnover cleaning for the landlords and hosts they work with, after accepting an invite. Accepting it gives your account the contractor pages. If you have not been invited yet, sign in and open [Become a contractor](https://app.rentiqa.com/contractor/onboard): it explains the steps you can share with them. ## Accept the invite 1. Open the link in the email **"… invited you to Rentiqa"** (button **Open the invite**), or the link the landlord texted you. The page shows who invited you, the name and trade they entered, and the date the invite ends. 2. If you are not signed in, choose **I have an account: sign in**, or **Create a free account**: fill in the sign-up form, open the confirmation email, and press **Continue and sign in**. Either way you come back to the same invite page. Any email address works; it does not have to be the one the invite was sent to. An account created this way does not wait for beta approval. 3. Press **Accept invite**. You land on **Maintenance jobs** with your contractor view already switched on, and the landlord's list now shows you as **Connected**. From now on they can assign you jobs at a price you agree, or ask you for a quote. ## If the link does not work - **"This invite link is no longer valid"**: the landlord sent you a newer invite. Use the newest one. - **The invite has expired**: invites are valid for a limited time. Ask the landlord to send a new one. - **"This invite has already been accepted"**: you are already connected. You can decline only before you mark the work done and before payment starts. ## A request to quote When the landlord is not sure of the price, they ask one or more contractors to quote. 1. The job appears under **Jobs you're invited to quote**, marked **Invited to quote**, with the property, description, category and priority. 2. Enter **Your price ($)** and, if you like, a note about availability, approach or materials. Press **Send quote**. The landlord is notified. 3. To change your price before the landlord decides, enter a new one and press **Update quote**. 4. The landlord compares quotes and accepts one. If it is yours, the job shows **Won** and works like an assigned job from then on. If not, it shows **Lost**. The price is fixed when the job is assigned or your quote is accepted. ## The job page Every job that is yours has its own page (press its title on **Your jobs and quotes**). It shows what needs doing, the street address with an **Open in maps** link, the landlord's name and a **Message the landlord** button, the tenant's name and phone, whether they want to be present and their entry notes, the door code when the place uses automatic codes, the photos and files on the job (add your own before and after photos, invoice and receipts under **Photos and files**), the payment state, and **Mark the work done** once the job is in progress. A job you are only quoting on shows the scope alone: the address, the tenant and the visit appear once the landlord gives you the job. ## Set the visit On the job page, under **The visit**, pick the date and time you will arrive and roughly how long you need, then press **Set the visit**. The tenant and the landlord are emailed, and the time shows on the tenant's request and the landlord's ticket. If the tenant asks for another time, the request appears on the same card; setting a new visit answers it. Press **Move the visit** to change it. Your visits appear on **Schedule** next to your cleanings, by day; jobs without a visit yet are listed under **Not scheduled yet** with a **Set the visit** button. ## Moving jobs Moving jobs come from a tenant's moving request and arrive the same way, assigned or for a quote. The tenant pays up front and Rentiqa holds the money; it is released to you once the landlord confirms the work. Your job row says so ("Waiting for the tenant's payment and the landlord's confirmation"). ## What you will not see yet During the beta you only see jobs from landlords you work with: jobs assigned to you and jobs you are invited to quote. There is no public board of jobs from landlords you do not know. Next: [Finish a job and get paid](https://app.rentiqa.com/help/contractors/finish-a-job-and-get-paid). --- # Finish a job and get paid Source: https://app.rentiqa.com/help/contractors/finish-a-job-and-get-paid > Mark the work done, the landlord confirms and pays, and the money goes to your payout account. If they pay late, you can collect it yourself. Each job on [Maintenance jobs](https://app.rentiqa.com/contractor/bids) tells you, in one line, what it is waiting for. Here is the whole path. ## 1. Mark the work done While the job is in progress, type what you did in the notes box ("What was done?"; it becomes the job's resolution notes) and press **Mark work done**. The landlord is notified. If the owner uses smart-lock codes, the door code shows on the job while it is in progress. Open **Photos and files** under the job on your Jobs board to add before and after photos, your invoice or a receipt for parts; the landlord and the tenant see them. Describe the work in the notes as well. ## Materials and extra work When a job needs parts you had to buy, or work beyond what was agreed (the rot behind the wall), open the job page and, under **Materials and extra work**, choose **Materials** or **Extra work**, say what for, enter the amount to add and press **Send**. The landlord is told and approves or declines it on the ticket; the price changes only when they approve, and the fee stays at the rate fixed when the job was awarded. Put the receipt under **Photos and files**. You can withdraw a change while it is awaiting the landlord. Once the landlord confirms the work or pays, the price is locked and no change can be sent or approved. A moving job the tenant pays for keeps its agreed price. ## If the landlord asks for rework If the landlord is not satisfied, they can send the work back with a note before confirming it. The job returns to **In progress**, the note shows on the job page and on your jobs list, and the waiting period starts over: the work will not count as confirmed on its own until you mark it done again. Fix it, then press **Mark the work done** as before; the landlord confirms and pays from there. ## 2. The landlord confirms and pays The job now reads "Waiting for the landlord to confirm the work and pay", with a date. If the landlord does nothing by that date, the work counts as confirmed (you both get a notification if the bell is on), and the landlord then has until the payment due date to pay. If the tenant said the repair isn't fixed, it does not confirm itself: the landlord decides. Once the work is confirmed, the job shows the date payment is due. Then: - **The landlord pays by card**: "Paid, releasing to you", then **Paid** with the date. You get a "You've been paid" notification and email. - **The landlord pays from their bank**: "The landlord's bank payment is clearing. You're paid when it does." The money goes to your [payout account](https://app.rentiqa.com/help/contractors/set-up-payouts) and on to your bank. Without one, the job says "Finish payout setup to receive it" and the money waits for you. ## 3. If the landlord pays late Rentiqa does not charge the landlord on its own. When the due date passes without payment, you get a "You can collect your payment" notification and the job shows **Charge the landlord**. 1. Press **Charge the landlord**. Rentiqa charges the landlord's default payment method. 2. You see the result straight away: collected and released to you, already paid, a bank payment on its way, or the reason it could not be charged (for example, no saved payment method). The landlord is told either way, and you can try again later. Moving jobs paid by a tenant have no charge button: the job waits for the tenant's payment, Rentiqa holds it, and it is released to you when the landlord confirms the work. ## 4. Check your earnings [Earnings](https://app.rentiqa.com/contractor/earnings) shows what has been paid to you in total and in the last 30 days, and what is on its way. **Payout history** lists each job, including cleanings a host paid through Rentiqa, with the job amount, Rentiqa's fee, what you receive and its status. **Receipt** on a job opens a printable receipt (print it or save it as a PDF) with the dates it was awarded, confirmed and paid. **Download CSV** gives the year's jobs as one file for your books. There are no lead fees or subscriptions; the fee shown on each job is all Rentiqa keeps, and the payer covers card processing. --- # Turnover cleaning for hosts Source: https://app.rentiqa.com/help/contractors/turnover-cleaning > Hosts can give you the cleaning between guests. Accept it, start it on the day, and send it back for the host's approval. Hosts with short-term rentals can assign the cleaning after each stay to you. These jobs are on **Jobs** ([Jobs board](https://app.rentiqa.com/contractor/jobs)), separate from maintenance jobs. ## Getting cleaning jobs A host assigns a cleaning by typing your Rentiqa account's email on the cleaning task, or once on their place's cleaning setup so that every new stay's cleaning comes to you on its own. Tasks appear as soon as a stay is confirmed, usually weeks ahead; a stay the host synced from Airbnb or Vrbo shows **Booked on Airbnb** (or Vrbo) and otherwise works the same. For the job to reach you, that account needs contractor access first: accept an invite (see [Join from an invite](https://app.rentiqa.com/help/contractors/join-from-an-invite)), then give the host the email of that account. When a host assigns you a cleaning, you get an email and a phone notification with a link to the job; accept or decline it there. A host can pay you through Rentiqa for a cleaning: the job then shows **Your pay** with the amount, Rentiqa's fee and what you receive. Otherwise you agree how you are paid directly with the host. ## Your jobs board Counts at the top show jobs **Awaiting acceptance**, **Active**, **Awaiting approval** and **Completed**. Below is the list of your open jobs in schedule order, each with its status, the property, the scheduled time (or "Not scheduled yet"), the time it must be ready by and the estimated hours. Finished jobs move to **History**. A **Waiting on you** box appears at the top only when something needs you: a job due soon or overdue, or jobs waiting for you to accept. [Schedule](https://app.rentiqa.com/contractor/schedule) lists your upcoming cleanings by day, with Today and Tomorrow marked. ## Do a cleaning Open the job. The progress strip shows **Offered → Accepted → On site → Sign-off → Done**. On a phone, the button you need next sits just above the bottom bar. 1. Press **Accept job** (in the **Actions** card). It goes on your schedule. 2. On the day, press **Start job**. 3. Work through the **Checklist** the host set up, ticking items as you go and pressing **Save what's done**; the host sees the ticks. Add before and after photos under **Photos** (the host sees them too). 4. When you are done, in the **Finish job** card add a **Report for the host** if there is anything to tell them (supplies running low, damage you found), then press **Finish & request approval**. 5. The host approves it and the job moves to History as completed. ## Getting paid for a cleaning When the host pays through Rentiqa, the **Your pay** card follows the money: the host pays once you finish, and the money goes to your [payout account](https://app.rentiqa.com/help/contractors/set-up-payouts). If the host does not respond, the cleaning counts as confirmed after a set time and payment becomes due; once it is overdue, **Charge the host** collects it from their default payment method. Paid cleanings appear on [Earnings](https://app.rentiqa.com/contractor/earnings) with a receipt, next to your other jobs. The job page also shows the host's notes, the ready-by time (in red when it is close) and, if the owner uses automatic smart-lock codes, your door code. The host sets the time; ask them in [Messages](https://app.rentiqa.com/messages) if it needs to change.
